Your Tool on the lake adventure begins at this 4-bedroom luxury house. Step inside this fantastic property and feel right at home. Welcome to the retreat of your dreams! This home includes WiFi. A complete kitchen includes pots and pans, Keurig coffee machine, dishes and flatware for 12, glasses, cups, can opener, breadbox, blender, and pantry. Magnificent outdoor covered porch includes large table with 6 chairs, love seat and two chairs, outdoor electric heater, two large ceiling fans, fireplace, fire pit, gas grill with rotisserie and searing, refrigerator, and garbage can . TV with sound bar, and HEOS music on 4 large speakers and sub woofer. Large deck via catwalk from covered back patio with table chairs and two lounge chairs. Lighted stairs go down to dock with lift and back yard.

Kitchen has seating for 11 people at the Island and built-in table. Patio has table seating for 6 more, and deck has seating for another 6. Therefore, table seating for 23! TVs and/or sound bars, are in the media room, master bedroom, living room, and back porch. Appliances include a large refrigerator, large freezer, ice machine, dishwasher, microwave, warming drawer, wine refrigerator, wet bar, outdoor refrigerator, rotisserie and grill, washer/dryer, and blender. A finished 2-car extended garage accommodates a tall full size truck and has three Electric Vehicle (EV) charging outlets. The 3.5 bathrooms are equipped with a hair dryers. Master bath has and a 71" soaking bathtub for two and a large steam sauna for your ultimate relaxation.

Whether you're exploring the lake's main shopping areas, going to Canton's First Monday shopping weekend excursion, unwinding in the cozy bedrooms, sunbathing on the large walkout deck, or watching a movie in the large media room, this cool and welcoming new house is the perfect retreat. Bring your own boat and use our 24'x10' slip with lift. Within walking distance, down the street is a boat launch at Lone Star Marina and Tiki Hut where you can also catch a great meal. There is amazing fishing off our covered dock & open deck, as the channel around the corner has been on the fishing channel. Lot's of fish spawn right by our dock . We have 2 Master bedroom en-suites with built-in draws in closet and two additional large bedrooms with walk-in closets. Over flow sleeping can be accommodated in the large media room with 5 recliners and room for air mattresses. Enjoy your time with us in Tool at our new house built in 2024.

* Free parking including guest parking (2 in garage, 2-3 in driveway, and many on private street in front of house).
* Guests will have the entire home to themselves and can make the most of the green space, back patio and deck overlooking the water, patio with fire pit and gas grill, and of course the beautiful lake frontage!

* OTHER THINGS TO NOTE *

* This unit is amazing for proximity to the lake!
* The space is professionally cleaned after each stay.
* As it’s a lake environment, be prepared to encounter some insects. We have a professional pest control company but cannot guarantee you won’t come across some bugs or ants.
* The neighborhood is amazing, but at times firework displays etc. and very quiet with families at other times. 4th of July neighborhood golf cart parade makes this a special place.
* Great covered waling and biking down the street to end of peninsula and around the neighborhood.
* There are security cameras at every entrance/exit facing outwards from the home, plus inside the garage. One inside camera in Living room is turned off during guest stays. Cameras and the internet may not be covered, turned off, or manipulated in any way.

LOCATION

This home is located 51 miles from Dallas City Limits and 18 miles from Athens, Texas. The Cedar Creek reservoir is known as a recreational lake for skiers and is also a good fishing lake for white bass, catfish and crappie. Within a short distance away, you’ll be able to find many eating options, golf courses or a nearby Walmart Super Center to get some fresh food for the BBQ!

Great House for Thanksgiving!!!
The host very friendly and prompt to all of request. He came over to introduce himself and made we were comfortable. The only thing that was missing was TV’s in the guest’s rooms other than that my family had a great time gathering in the media room for movie nights. The kitchen was my mother’s dream kitchen. It had everything you needing to host guest. We will be back for future stays.

Great space and location
This house was perfect for our extended family, and is on a smaller canal off the main body. The rooms are well appointed and house is spacious. The outdoor living area was perfect and the large island in the kitchen made a great central point for everyone to come together. I highly recommend, if you are looking for a place on the lake in Tool!
