Summary:
Welcome to Breathe Inn! The ultimate holiday homes NZ escape, set on 12 acres of prime pasture and surrounded by the stunning Victoria River. A double-bay residence built by the owner for his family of 5, along with two affectionate Cocker Spaniels, a fluffy, large black cat, and a few chickens roaming around.

Ahipara and Mangonui are just a few of the nearby coastal areas you can visit, including Matai Bay, Tokerau Beach, and Coopers Beach.

The Space:
Breathe Inn by Tiny Away is located just south of the town of Kaitaia, North Island of New Zealand, near the base of the Aupouri Peninsula, about 160 km northwest of Whangarei. Situated next to a small area of farmland, surrounded by manuka and a few native ferns at the end of a row of mature poplar trees. Set on a modest metaled outdoor space atop a small rise overlooking the river and lower paddocks.

A comfortable 139 square-feet stay with accessible parking next to the stockyards, and a short stroll across the paddock will take you to your well-deserved retreat with easy access to water, split air conditioning, a kitchenette, cooking equipment, and excellent bathroom facilities.

These amnenities include an eco-friendly cassette toilet with a removable waste-holding tank, hand basin, and shower (gas heated for hot showers) for your use. If you plan to spend your holiday homes NZ escape here, we advise that you bring your basic necessities such as food during your stay with us. Thank you!

IMPORTANT NOTE: Please let the host know if the cassette requires immediate attention or replacement. There may be friendly animals in the paddock you need to cross to reach the cabin. When the paddocks are firm, it's permissible to drive directly to the cabin across the paddock.

As an added note, this tiny house is off-grid and runs on solar energy. During the day we encourage guests to conserve energy and use heating sources responsibly in the winter. Overall, minimal consumption is advised to prevent power outages.

ROAD ACCESS NOTICE: There is a road repair on SH1 southeast of Kataia, we recommend a picturesque alternative route. Travelers can enjoy a delightful trip along the west coast, starting with a ferry ride across the Rawene/Hokianga inlet. Explore the charming towns of Broadwood and Ahipara, or you can take SH10, the main detour past Kerikeri.

Guest Access:
NOTICE TO ALL GUESTS: Due to occasional bad weather, the river will swell and is unsafe for swimming.

Guests will have access to the tiny house, the paddocks, and two swimming holes, except for the land host's private residence, unless otherwise specified. The lawn, however, is accessible and can be used to cross over to the main swimming hole. We also advise guests to exercise caution as the property is a water hazard, and children must be supervised at all times.

Guests can also get hands-on farm experience by observing a small flock of Wiltshire sheep and Murray Grey cattle that graze on the grounds. We also have plans for a family garden and orchard on the northern side of the house, near the soon-to-be-built chicken coop. Once the orchard has matured a little, a small beehive will be stationed in their midst, providing the family and guests with plenty of honey.

And on occasion when there is a surplus, we also offer fresh eggs, honey, and local produce available. If you are interested in exploring the surroundings, please contact your land host to make the necessary arrangements during your stay.

- For swimming holes, lakes, and waterfalls: 14 min drive to Lake Ngatu, 46 min drive to Fern flat Waterhole, 1 hr drive to Mangamuka River, and 25 min drive to Rotopokaka (Coca-Cola) Lake
- For beaches: 12 min drive to Ahipara Beach, 34 min drive to Rangiputa Beach, 32 min drive to Maitai Bay, 27 min drive to Tokerau Beach, 29 min drive to Coopers Beach, and 36 min drive to Mangonui.

Other activities include hiking, only an hour's drive to Mangamuka Scenic Reserve and 20 20-minute drive to Herekino Forest, and shopping at Saturday Markets (Kaitaia, Ahipara, Mangonui, Kerikeri). - Charges will apply if the cabin needs to be cleaned due to pets or smoking residue both inside and outside of the tiny house. Please maintain cleanliness.

Try somewhere else.
This listing is more then just a tad misleading... It says pet friendly, but no secure area for the dogs or any shelter. Leaving about 1sqm for the pets inside when it rains. The use of space in a tiny home is probably the worst ive seen. A big bed with ZERO use of wall space for storage. No toilet scrubber for the toilet is one of the finer details they are missing here. They said there was a BBQ and fire available, neither of these were true. We asked for firewood as they said to request before, we were met with a "no sorry" - Bbq? oh they must have had that wrong on the listing. You are in a paddock 100m away from the property manager, it does not have an office like it says, it does not have mountain views. Overall - DO NOT BOOK THIS - there is better value for money staying down the road. If you cook here, which you only really have that option, you have one cooking plate and no food preparation space. If you do book, your choices will be KFC or 2 minute noodles.
