Fish smell in the kitchen / sink that didn't go away. Place was large but not very clean, you'd think for the large cleaning fee you wouldn't find other people's hair in the bathroom. I cut my reservation down by two nights and they booked me on the fairway, i had ocean view originally. I didn't realize until arriving. Would have canceled completely had i known.

The unit assigned to us was grossly dirty. I was reading reviews before booking and they were mix of good and bad. Unfortunately, our experience was not good at all. I don’t mind an older hotel or building as long as it is clean. But this unit had dead and live insects, sticky and dusty doors (esp the toilet doors), faux leather chair peeling all over, stained bathtubs and stain on bedsheets. We had to check out early and find another place to stay. I just hope they’d refund our cleaning fee considering we only stayed 2 out of 7 days of our booking, and also the cleaning fee dows not make sense for us because the unit was not clean when we checked in.

Location and scenery: A . This is truly A beautiful property. The staff was welcoming and kind. Our family had a fantastic time, once we got in! However, we specifically requested AC and were given a unit with broken AC. We asked for fans on three occasions and we're told they would be brought over. Never arrived. Reported a short in a light that was not addressed. And no one was there for checkin when we arrived with no communication about how to checkin after hours. So, communication and follow through on requests needs work. Those issues aside, the unit itself was fantastic. Spacious and clean. Easily living for a family bringing three teenagers. And that view... Wow. Will stay here again, but be more aware of the issues listed above.

Everything is just great! We had a great time, our only complaints were: you have to pay an extra cleaning fee!?!? And you have to pay extra to use the Air Conditioning!!! Really!! At least they didn’t charge extra for use the beds!! Lol Everybody else had the same complaints!!

Overall great stay.
The unit was very comfortable, great location, fantastic view from the room and very nice grounds. The only thing I wish they were more transparent about was the extra fees. When I booked, it was not easy to see that they charged for AC on a daily basis. Now it looks like they may be charging extra for daily electricity in general. Watch the fine print. The AC was definitely needed in June.

3 stars, overall, is for the ocean view from our room. But... The shower drain in the bedroom shower was clogged, so water would fill up and drain slowly. We were told that maintenance came by, but it was not fixed A pile of ants clustered and feeding on something on the floor of the shower stall in the bathroom in the bedroom when we first arrived Dirty, greasy smudges on some of the kitchen cabinet handles and back patio screen doors. And some dishes & utensils were not very clean Caked on dirt and grease on the tv remote control that doesn't work (and it was missing a battery). Smudges and drops of some type of liquid on some mirrors and and wall areas Locks on some of the screen doors were broken One of the bedside lamps did not work We asked for an extra fan, and the very nice grounds lady brought us one, but just before bedtime we discovered that it did not work, We were charged the cleaning fee for a 3-bedroom suite, even though we stayed in a 1-bedroom suite. We were told it was because we booked via Expedia. The bed was hard, which wasn't great for my shoulders, since I'm a side-sleeper. The neighborhood is not very walkable

Overall plenty of space for the family as it was more like a condo than a room. Frustrated with hidden fees or items that were not as transparent as they could have been. Room AC did not work which made it hot in the middle of the summer. The front desk did apologize and refund the AC fee which helped lesson the frustration. The resort is pretty with multiple pools, one of which is right next to the ocean. I give it a mid review overall. Communication could have been better but I do appreciate some resolve and apology over our concerns.

The property was nice. Our condo had a great view and was in great shape. What pissed me off was waiting until we arrived to tell us that air conditioning would be an additional $31 a night. What a ripoff.

Everything was great about the property. It's bigger than we expected. Big kitchen and living room. Great view on the patio/deck. The fees do add up to be a lot , but we knew about them prior to booking and just included them in the cost per night when budgeting. It's a little far away from kailua, but with the full kitchen next time we will do a few meals at the resort
