Summary:
Located in Murray Hill just a small drive from the shops and heart of Jacksonville. Very close to downtown. If you are looking to stay in one of the most coveted areas in Jacksonville, this is where you need to be.

This newly renovated unit can sleep maximum of 5 people and has all you that need to stay comfortably like a local.

Next to Riverside, Avondale, Jacksonville, Orange Park, San Marco, Downtown Jacksonville, Jacksonville Beach, Neptune Beach, Ponte Vedra Beach, St. Augustine.

The Space:
The apartment is well appointed with modern, fashion-forward furnishings throughout the space as well as lovely shared outdoor space.

This charming unit can sleep 5 and has all you that need to stay comfortably like a local.

The apartment has 2 bedrooms, a master bath and half bath, a kitchen, and a living room.

The master bedroom is spacious, and includes a king sized bed, 1 closet and a smart TV.

The non-master bedroom includes a bunk bed with full sized mattress on the bottom bunk and twin sized mattress on the top bunk.

The living room features a large smart HD TV, great for catching up on the latest Netflix/Amazon Prime shows with friends and family or watching a sports game on ESPN+!

NOTE*** Both bedrooms are upstairs. If this presents a challenge for you or your guests, please notify us prior to booking and we would be happy to assist you with alternative accommodations in Jacksonville, FL.

Guest Access:
Guests will have access to the entire apartment plus shared common outdoor spaces on the property.

Getting Around:
Uber/Lyft to all the places you need to go within a 1-3 mile radius. If you're comfortable walking at least 1 mile (aka if you're from a city like NY or LA) you can walk to anything you need during your stay.

Plenty of placed nearby to visit.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)

We are pet-friendly and accept smaller animals. We do charge a pet fee of $30/night / pet that you bring with you. This reduces to $150/week / pet and $300/month / pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***

Gatherings/parties of any kind are strictly forbidden at this property. If you host a gathering/party/event at this property we will levy a $1000 fine and call the police to end it immediately. A gathering/party is any event where the guests in the property at ANY time exceeds the listing's capacity or is more than the stated number of guests on the reservation.

We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.

The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
3+ hr early arrival/late departure: $300 or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.

***Smoking is strictly forbidden anywhere on the property - the house, front or back yard***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee***

Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . We may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.

You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.

**No refunds due to power outages, malfunctions of TVs or internet service, water heater, acts of God, acts of nature or weather, sighting of insects or other animals (We are in Florida, it's normal to see an insect time and time again), or anything that is out of our control.

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
During your stay at this vacation home, you'll be within walking distance of Boone Park. The vacation home includes amenities such as a kitchen and 1.5 bathrooms.
