Mediocre for the price
The hotel is very worn out. The hallway carpets are very, very stained and dirty. The room and bathroom were clean though. There are no extras at this price ( a little less than $200 per night) but a house cleaner does come to replace the used towels , but doesn’t make the bed. The elevators were all out of service and we were on the 3rd floor. They let us know the week before as if we could find any other room close to the Lucas Center at that point. The front staff person was very nice and helpful. The biggest inconvenience is no convenience stores , or any stores within 1/2 mile that we could find. Since a 1/2 liter of bottled water is $4 at the hotel it was very annoying not to be able to buy more anywhere close.

Not worth the price
Elevator is broke and tub was corroded. Drain plug for sink did not allow water to drain properly and tub did not have screen or plug for the drain. Parking was free but basement lot was stinky and had a bunch of old carpet and trash piled up on the one side.

This hotel was dirty and smelled. The elevator was broken. Trash cans everywhere were over flowing and smelled disgusting. Never had our room cleaned. They charged an insane amount for a busy weekend and it was a total scam.

Great Staff
We stayed for the Taykor Swift concert and the staff was so kind and helpful. Check in was easy and we could walk safely to the venue. Some of the reviews were so misleading for this hotel. Is it older and is the room small? Sure. Can I walk to the event and did the staff go above and beyond to be kind? Yes and that is what was important for our stay.

DISGUSTING
This hotel was absolutely disgusting. We arrived at the hotel at 3:30 pm for our concert (check in at 3 and gates opened at 4:30). We had planned on getting ready quick then heading to the concert. We arrived and we're told it was a 30 minute check in waiting because the people in our room didn't check out until 2.5 hours AFTER check out. We get to our room and it's DISGUSTING. The sheets, pillows, comforter, and towels looked like they were just refolded and NOT NEW OR CLEAN. do not stay here. There wasn't even a manager available or in the city. Not even reachable by phone. VERY disappointed that our night was nearly ruined by this hotel.

Check in was great. We knew it would be busy so expected to have to wait, especially after my early check in request was denied. Much to my surprise the check in staff was well prepared and we were able to check in to our room early. We booked 2 queen beds but only got one king which was annoying but there were only two of us so we just dealt with it. The elevator was out of service but I didn’t deduct stars for that because they did alert us ahead of time and it wasn’t a deal breaker. The real issues were in the morning. FOUR SEPARATE TIMES MEMBERS OF HOUSEKEEPING TRIED TO ENTER OUR ROOM WITHOUT EVEN KNOCKING between 7 and 9 am. Check out is 11. Thankfully we had the security bar in place so they couldn’t open the door all the way. Then we went down for breakfast 30 minutes before breakfast ended. There were no plates, no coffee, and no one at the front desk to ask about it. When someone finally showed up behind the desk, it was the guy that tried to barge into my room unannounced the 4th time when I was able to make it to the door in time to tell them to stop trying to come in our room. 0/10, would not recommend.

An event in the area drove up prices for hotels I would normally choose, so I took a chance on this hotel because of its proximity to Lucas Oil. Room was good for what we needed. Location was okay. Parking is a perk. Elevators were out of service, but we were notified before check in and given an option to cancel without penalty. I would likely stay here again if I needed to.

The staff was very helpful and friendly. Room was clean as were the sheets. Also offered breakfast service too. Only issue was that the elevator was broken which was inconvenient but they did offer a full refund if I wanted to cancel because of it. In the end, it wasn't a deal breaker. Plus, free parking while being near to downtown is great!

Cons: A text communication 3 days before arrival that, the elevator was out. No spots were available to park in the garage the entire weekend. Construction obscuring the entrance was wildly cumbersome for myself and uber drivers alike. Loads of street urchins and less desireable folk matriculating around the hotel also in the evening. Pros: Everything else was fine.

The only disappointing thing about this stay would be the elevator being down. I have a disability and the hike up the stairs wasn't great. Was offered to cancel for free but with 3 major shows in downtown, everywhere was booked out, and rates were hiked.
