1.OCCUPANCY LIMITS: Occupancy is limited to the number of guests stated on the listing description. Babies under the age of two are not included in this count. 2. STRICT NO PARTIES OR LARGE GATHERING POLICY We enforce a strict no-parties/noise violation policy to all its residents. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $1,000 and evicted from the property immediately. Any and all noise must be kept to a minimum each night beginning at 11:00 PM. 3. QUIET HOURS are from 11PM-7AM. No gatherings or loud noises outside of the home at any time. Any event that triggers a noise complaint beyond an acceptable level, will be subject to one warning and if repeated violation occurs a second time a $300 fee will apply, and the reservation will be immediately terminated without a refund. 4. CAMERA DEVICES: Tampering Or breaking the outside CAMERA in any way, including disabling, covering or blocking will result in a $350 maintenance repair fee/violation and immediate eviction from the property without a refund. 5. ZERO Tolerance Policy For: smoking/vaping inside of the home. The reservation will be subject to immediate cancellation and a $500 deep cleaning fee. If evidence of smoking/vaping is found after checkout, an additional $500 deep cleaning fee will be charged. 6. DO NOT leave the front door unlocked or open at any time.

7. EARLY OR LATE CHECKOUTS: On occasions we may be able to accommodate an early check-in or late check-out for a fee and by request only. There is an $100 unauthorized late checkout fee applied for checkouts later than 11:00AM, cleaning and sanitation crew already have set appointment times to clean and unauthorized late checkouts may impact the following booking.

Nice apt, but….
The unit was not easy to find just based on how community was laid out. The house was as pictured, and very clean. However just entering the house was a struggle, was given a house code for a key box that was changed but was not informed, but provided once I text with immediate response. Took quite a while for 3 adults to actually get it open. It was really old school and should be upgraded to a keypad entry system. The water faucet in kitchen and bathrooms never got hot, but the showers did work and pressure was great. My mom who was in the main bedroom en suite complained mattress had a dip in it that made it uncomfortable, but managed. I’d rent again if those updates were taken of. But, honestly very clean unit!!!

This was a very nice property. The cleaning service could have done a better job. When we arrived there were crumbs on the counter, what appeared to be soda on the blinds and stains on the pillow cases. We got some cleaning supplies and sanitized things to our comfort level. The apartment was nice and spacious. We loved having our own bedrooms and bathrooms. The walls were pretty thin so it was a little loud in one of the rooms near the outside stairs. Those things didn’t keep us from enjoying ourselves or considering this property if we visit the Houston area again!

Over all we had a great stay, two notes for the manager. Kitchen sink would not drain and disposal didn’t work either. There was orange residue in the sink upon arrival as well. Second thing is neither shower/tub drained well at all.
