PLEASE READ the ENTIRE OVERVIEW (below) and the RENTAL AGREEMENT before BOOKING to AVOID any CONFUSION and/or MISUNDERSTANDINGS. There were a few awkward situations in the past because the renters had not fully read the Rental Agreement, the House's Rules, and the House's Description/Overview.
Amazing view of the private lake and swimming pool from this remodeled home. This house offers all of the comforts you are accustomed to at home. It is located in the prestigious Champions Golf Club Community.
If you love a peaceful atmosphere with a gorgeous lake view (blue & clean water), mature trees and shade, ducks, birds, turtles, squirrels, a huge backyard, upscale & super quiet neighborhood, then this place is for you to enjoy & relax.
Easy access to SH-249, Beltway 8, I-45, the Woodlands (17 minutes), George Bush International Airport (20 minutes), and downtown (30 minutes). Many great restaurants, upscale shopping centers (within walking distance), grocery stores, and Willowbrook Mall are nearby. The Vintage Park with many more restaurants, shopping, and nightlife is within a 10-minute drive.
This rental property consists of the main house and the guest house. Both are included in the rent.
* The "Main" house has 3 private bedrooms, 2.5 baths, a huge living room, kitchen, dining room, breakfast room, and utility room. The very large master bedroom (second floor) has a King Bed and a couch with a coffee table. Each secondary bedroom (#2 & #3), on the first floor, has a Queen bed.
* The "Guest" house (included) has its own private large bedroom, full bathroom, living room, and also own entrance. The bedroom has a King Bed and two twins (sofa/trundle beds). The living room has a foldable sleeping couch (full size.) The guest house is for sleeping only. Cooking is not allowed even though it has its own modern kitchen. The fridge is private and locked.
BOOKING: The primary renter is required to book for all guests on VRBO regardless of staying overnight or just visiting. The maximum number of guests, including infants and visitors, is ten (10). For your safety, security and insurance liability, Un-booked guests are NOT ALLOWED at any given time during the stay.
GUEST LIST (Required by the HOA Security): The primary renter is required to provide the below information. NOTE: If not provided in time, the booking shall be canceled at the renter's fault.
1. Primary renter's full name, age, phone number, and current legal address. And also,
2. A list of all other VRBO booked guests; just the full names, ages, and cities.
PROOF of PRIMARY RENTER's CURRENT RESIDENCY (Required by the HOA Security): The primary renter is required to provide a copy of ANY of the below documents (Not All) showing the primary renter's name and current legal address.
- The primary renter driver's license and proof of car insurance, or
- Any current utility bill (electric, water, or gas), or
- The latest home/apartment rental receipt, or
- The latest pay stub.
OCCUPANCY: The maximum booked guests is 10, including infants and visitors. Non-booked guests are not allowed.
PARKING: Four (4) vehicles maximum; the extras will be towed away at the renter's expense.
LAKE: No fishing, swimming, or using any water toys in the lake (HOA insurance liability limits)
POOL: No too loud activities at the pool. No pool activities after 10:00 PM. Children must be supervised by an adult(s) at all times; no exceptions. The pool is 100% private for your family. It is not heated. The pool is serviced (cleaning & chemical checks) once per week. Please note that the pool is surrounded by many large trees and so, leaves, pine needles, and flowers are constantly falling into the pool. Please help use the provided pool skimmer net to skim them out. For the safety of small children, we have just installed a fence around the pool.
ABSOLUTELY NO PETS! If found, the fee is $500 per pet; no exceptions.
SECURITY CAMERAS: For your safety, there are cameras on the outside of the property.
VACATION RENTAL AGREEMENT: Please read it entirely during the booking process. The primary renter agrees to comply with all rental policies, terms, and rules of this agreement.
*** Finally, PLEASE KINDLY DO NOT BOOK if 1) YOU INTEND TO BRING UN-BOOKED GUESTS TO THIS PROPERTY AT ANY GIVEN TIME DURING YOUR STAY.
