All guests of A-302 can enjoy the oceanfront proximity of the condo with beach access, use of the clubhouse featuring a fireplace, kitchenette, lounge area, pool, locker rooms, boat launch/storage, and day docks. (Please note: there are NO elevators in this building)
A 3rd floor, two bedroom, two bathroom unit with sweeping ocean and beach views. Entering this property through the front door, a laundry room sits directly to your left, in front of you lies a large open living area. In this space to the left is a fully equipped kitchen with bar seating and a four person dining table positioned conveniently between the kitchen and living area. The large living area has a comfortable couch and armchair. At the end of the room is a huge sliding glass door offering seamless access to the covered deck and its amazing views.
The master bedroom is located oceanfront and has a King bed and a large updated private bath. Sliding glass doors off the master bedroom also provide access to the oceanfront deck. Bedroom two, located on the sound side of the unit, has a queen bed and a bunk bed with two twin beds that boasts a beautiful sound view from the window. Bedroom two also has a sliding glass door out to the large front deck overlooking the sound and boat dock. Extra care has been taken to ensure you feel right at home while a guest at this property, making it a great value for such a beautiful getaway.

Queen's Grant HOA Regulations: Grills are NOT permitted anywhere on Queen's Grant oceanfront property. Grills are provided for use across the street. Smoking (cigarettes, pipes, cigars, etc.) or electronic cigarette usage or “vaping” is not permitted by any renter on any outside deck directly attached to a unit or stairs or landings leading to units.

Guest Entry: This rental utilizes a digital lock that requires a unique code to enter. This code is reset after each guest's stay.
Smart TVs require guest logins to access subscription apps. Owner does not provide access details.
WiFi signal strength is NOT guaranteed at your rental for remote work or remote learning. We are located on a barrier island and do not have cellular towers on the island. This, coupled with the increase of guests in our area, creates an inconsistent cellular signal that is outside of our control and therefore, compensation is NOT guaranteed.
You must be 25 years or older to rent this property. ID verification required prior to check in.
TRIP PREPARATION:
Access Realty Vacation Rentals adhere to minimum standards set to provide you with as many of the comforts of home as possible during your stay. All our vacation rentals include fully equipped kitchens, basic small appliances (microwaves, coffee makers, toasters), pillows, comforters/bedspreads, television(s) and more!
Please note that unless otherwise indicated above, linens are not provided during your stay. You are welcome to bring your own linens, or we provide a linens rental service for your convenience. Our vacation homes are not guaranteed to have consumable items in stock for guest use (i.e. toilet paper, paper towels, soap, etc.).

Beach Nourishment: Beach nourishment projects help preserve and protect Topsail Island’s shoreline. Most projects are scheduled annually between November and April and may involve large pipes on the beach, trucks moving sand, and other equipment to rebuild and maintain our dunes. Timelines and locations can shift without notice, and we are not always informed in advance. While we understand this may impact your beach experience, refunds or compensation will not be provided for disruptions related to beach nourishment. For the latest updates, we recommend checking the town websites for Topsail Beach, Surf City, or North Topsail Beach. Feel free to reach out to us if you have any questions about potential beach impacts during your stay.
**Cancellation: Any cancellation of a confirmed reservation must be made in writing by Guest. Reservation payments are not reimbursable unless the property can be re-rented for the same rate and time period. Every effort will be made to re-book the property. If property is re-rented, Guest will receive reimbursement of payments made less non refundable reservation fee, cancellation fee (varies by property), and third-party fees (travel insurance, security deposit alternative, insurance, convenience fee, etc.). Insurance fees shall not be reimbursed unless the Agent is reimbursed by the issuing insurance company.
**Check In Day: *Your rental home allows you to check-in directly at the property. Check-in typically becomes available BETWEEN 4:00 - 6:00 PM on the day of your scheduled arrival. As soon as we are notified your rental is ready for check in, we will send you a text message to the number you previously provided. This text will include a hyperlink that will direct to the Property Guide with all your check-in instructions, directions, FAQ's, Wifi info, helpful tips, and most importantly your information on how to gain access to the property. Please understand that all homes must be cleaned and inspected before we are allowed to issue access details and you are not allowed to be at the property until you have received that text message.
**Early check-ins and Late check-outs must be pre-approved and are not allowed if there is a reservation checking out the same day another reservation is checking in. You may contact us the week of your arrival to determine if there is any availability to add an early check in or late check out. There is a fee associated with early check ins and late check outs.
