Stunning Coach House in Sussex

A stunning and peaceful country coach house situated in 82 acres of land in the Sussex countryside, with unobstructed panoramic views of the South Downs, down a private 360m driveway. There is a 2 - acre fishing lake and an acre of ancient woodland. As you drive through the private gate you are greeted by 2 alpacas and 5 horses. Also next to the property there's a private tennis court. The kitchen has an Aga and a separate oven and hob so perfect to cook a huge roast dinner.

The Coach House, part of the Twineham Grange Estate, is ideally located off the A23, just 20 minutes from Brighton and Gatwick Airport, just over an hour from the centre of London by car or 45 minutes by train… yet in the very heart of the Sussex countryside, only a couple miles from the world famous Hickstead All England Jumping and Equestrian Event Showground. On arrival the electric gate opens onto a sweeping private 360m driveway, flanked by mature oak trees, lush grass fields, paddocks with alpacas and polo ponies, as well as an all-weather sand school arena. The stunning Coach House is set at the very centre of the Twineham Grange 82-acre Estate, affording total privacy and peace of mind. The entrance to private parking is through a second security gate, which lies in the shadow of an original Coach House clock tower. A charming feature which reliably chimes every hour throughout the day. On entering the property into a large, beautiful entrance hall with lofty ceilings, the warmth of the welcome will be matched by the underfloor heating. Leading off into the spacious and well-equipped kitchen with all modern conveniences, including Double oven, hob, Aga –The centre table is perfect for a relaxed breakfast, lunch or feeding children, there is everything needed to entertain family and friends, or host special guests in unforgettable surroundings. Adjoining the kitchen is a lovely open plan snug room with a Samsung Smart TV, so you can take time out to relax while preparing a meal or just chill…

The utility and boot room has all the needed facilities in a special separate space. Following through the kitchen into the spacious dining room with 10-seater table and chairs, one immediately feels calmed by the ambient lighting - all complimented by a large lounging area adorned with cosy settees and a super-sized Samsung Smart TV, complete with Wii and X-box. An additional downstairs guest bedroom with a Samsung Smart TV fit snuggly next to the Entrance Hall, with a separate cloakroom and toilet.

On the other side of the building, is the double garage which once stored the coaches for the Manor House, but now is the perfect playroom complete with table tennis and mini snooker table. The nearby stand-alone asphalt surface Tennis Court also offers an opportunity to play all year round.

The paved patio is ideal for alfresco dining complete with gas BBQ, table, chairs and heaters, overlooking the private gardens with a wooden pergola and benches to relax on, all enclosed with post and rail paddock style fencing. Additional outdoor entertainment is provided with a circular netted trampoline, two football goals and swing, all in adding to the wide variety of activities to keep the kids occupied, to allow precious time and space to enjoy the breath-taking views across the South Downs, made even more special, as being designated an “area of outstanding beauty!”

Perfect for hiking, cycling and other country pursuits – THE COACH HOUSE offers a real a chance to reflect, relax and recharge.

Ascending the stairs onto the generous landing, with plenty of space to unload and unwind are 5 further bedrooms – all with Samsung Smart TVs. These include 3 King size bedrooms…one with x 2 single beds and another single bedroom. There are four luxurious shower rooms one being the master with both bath and shower, with the top floor heated by traditional cast iron radiators, complementing the character and comfort of this magical property.

To that end, the home has already been specially prepared for Christmas and New Year, complete with a beautifully dressed tree and fabulous decorations - so guests just need to bring a turkey and trimmings!

Whatever the weather, the grounds have so much to offer with an exclusive 2-acre fishing lake, which is every angler’s dream.

It also offers the potential for a spectacular location for a wedding or reception with dozens of places to take photos and selfies to share on social media or just keep for unforgettable memories……Booking by special arrangement.

The ancient woodland is an enchanting and fascinating place to explore with numerous birds and wildlife, as well as a resident herd of deer often seen grazing in the grounds.

With so much to see and do nearby including wine tasting at Bolney Vineyard, watching show jumping at the world-famous Hickstead Equestrian Grounds Showgrounds and the Blue Bell Railways (where the famous ‘Railway Children’ film was supposedly made), or exploring the numerous antique shops of Brighton, to name a few!

Only a 10-minute stroll away is the 400-year-old Royal Oak pub in the village of Wineham, with a roaring wood fire and a variety of live music. There are also a number of other wonderful pubs in the area, just a 5-minute drive away, including The Bull and The Ginger Fox to name just a couple. In addition, the renowned Pass at South Lodge Hotel with its Michelin starred Head Chef (Ben Wilkinson) and Interlude, the 1 Michelin Starred restaurant are only minutes away and well worth booking in advance. With such a wonderful choice of bars, eateries and shopping facilities in nearby Horsham, Guildford, and Brighton – you will always be spoilt for choice

Very good could do without stairs for one elderly lady who struggled with a stick Not enough space for clothes not enough hangers. Very comfy beds, very comfy house to come home to.

Great...once you find it!
This property is very hard to find, even with Google maps and some help from the host. It is not far from the A23, but make sure you have detailed instructions or you will spend a long time taking wrong turns. The house is just lovely, the description is accurate and the place was spacious, beautifully presented and very comfortable. Our only gripes (aside from the inadequate directions) was the state of the bbq (so dirty, we couldn't use it) and the outside furniture, which was covered in cobwebs that appeared to have amassed over a long period of time, and unswept paving (as in old cigarette butts, piles of grass etc. that had collected around the furniture. I should emphasize that the house itself is really special and the surroundings are idyllic. Just needs a bit more TLC...!

Fantastic cottage
The place itself is lovely. Fluffy towels and super showers, loads of space. Large enough that the kids and adults were all able to relax and spread out. The games and books were super. We couldn’t find the trampoline or tennis court. The only thing that could have improved our stay would be better communication before arrival. Detailed instructions on how to find the place and how to get in on arrival would have been much appreciated.
