GARDENER'S COTTAGE, Hoscote Estate

Nestled in the heart of the Southern Uplands, Gardener’s Cottage is set on the stunning Hoscote Estate amidst spectacular rolling countryside with nothing but the tranquil sounds of nature to interrupt your day.

Set amidst rolling hillsides for plenty of fresh country air
The idyllic setting is a perfect spot to soak up the peace and quiet while the local area offers plenty of wildlife spotting opportunities, from butterflies to red squirrels.

Tastefully styled using a gentle palette of soothing neutrals, there is a large open plan living area featuring a cosy wood burning stove which provides plenty of country charm. There is a sociable dining space for six guests and the kitchen is well appointed and equipped with an electric range cooker perfect for holiday living.

On sunny days French doors open out into the garden for those alfresco moments and the odd glass of wine set against set against a back drop of pretty woodland. The three double bedrooms are understated but elegant providing flexible accommodation for friends and families.

Whilst there is limited walking on the Estate due to livestock , conservation areas and gamebirds, guests can be advised of alternative walks and beautiful areas very close by to explore on foot within easy reach from the cottage itself.

Roberton Walks, a booklet produced by the local community group, provides information and maps of many local walks, from easy strolls to longer hikes. The booklet is available in the property.

LOWER GROUND FLOOR
Open-plan living/dining/kitchen. The living area features two generous sofas set around a cosy wood burning stove with initial supply of logs supplied. French doors lead out to the garden area. Flat screen TV with DVD player.

The kitchen is well equipped and includes a fridge/freezer, small dishwasher, microwave, electric range cooker, toaster. The dining area has a table and seating for six guests.

There is a set of six steps between the lower-ground and upper-ground floor level.

UPPER GROUND FLOOR

OUTSIDE
The property sits in an open unfenced garden with a small lawned area and bench seating to the side and rear.

PARKING
There is private parking for up to three cars to the side of the property.

DOGS
A maximum of two well-behaved dogs are welcome from February to September. Dogs must be kept to the ground floor uncarpeted areas of the property and are not permitted in the bedrooms or on the furniture.

Important - Dogs must be kept on a lead at all times and can only be allowed within the close vicinity of the holiday cottage. Hoscote Estate has a number of active Conservation Projects in progress, therefore walking is not feasible across the Estate so as to protect these projects and the Estate's livestock. 

The Estate would be pleased to advise on alternative local walks to enjoy with your dogs. Roberton Walks, a booklet produced by the local community group, provides information and maps of many local walks, from easy strolls to longer hikes. The booklet is available in the property.

GUEST AMENITIES
Bed linen and towels are supplied. Duck and down duvets and pillows are provided. Hairdryers are available for guest use.

WI-FI & MOBILE COVERAGE
There is no Wi-Fi in the cottage due to service difficulties. Mobile signal is poor. A landline is available for reasonable use by guests.

HEATING
Central heating throughout. Wood burner in the living room with initial supply of logs provided.

GENERAL ESTATE INFORMATION
It is important to note that Hoscote Estate is a working farm and shooting estate, with livestock, conservation projects and gamebirds; as such there is limited walking on the Estate.  However, guests will be advised of alternative walks very close by and beautiful areas to explore on foot within easy reach of Gardener's Cottage itself.

We would ask that guests adhere to the guidelines provided by the estate on arrival. Nearby areas for extensive dog walking and biking can be easily accessed.

Superb getaway
This is a superb cottage, finished to an excellent standard and very well equipped. There is no phone signal or WiFi which some people may not like but for us that just added to the feel of having a proper getaway in The Borders countryside. You can’t walk on the immediate estate but that really doesn’t matter as there are plenty of walks in the area. What made a big difference was the warm welcome from Julie who looks after the property and who provided a number of extras for us on arrival, notably milk, fresh flowers, Prosecco, a large box of biscuits and logs for the burner. She’s also available to answer any questions or give recommendations. The cottage provides a great base for exploring the area and the coast is just over an hour away.

Wonderful property, tastefully furnished, and in a perfect location.
Fantastic cottage, with plenty room, and extremely comfortable beds, and linen. It would have received 5 stars from us if the lounge furniture had been more comfortable, with more subtle strategic lighting. An outside table & chairs would also have been great - we had fab weather during our stay!

Lovely cottage ,everything you could want ,beds so comfy and all so clean (thanks to Julie ) she was so nice and very pleasant, nice just to sit and relax and watch the wildlife,deer , red squirrels,hares and plenty of pheasants , only drawback is the need of updating the tv as was very old and not very good as your are looking forward to cosying up in front of fire and watching a good movie after been out exploring all day ,but lovely place to relax

Beautiful location, lovely cottage.
We had a lovely peaceful holiday in fabulous countryside with lots of beautiful walks. The cottage was lovely, in excellent condition, Comfortable, well appointed and very cosy. Julie the caretaker was very friendly and helpful. Red squirrels and a hare made regular appearances and lots of birds including an osprey and a kingfisher to see.

We loved it!
We stayed in the Gardener's Cottage for a week and just loved everything about it. It is beautifully decorated and super cozy with lots of space for the two of us and our adult son and his girlfriend. It's a perfect location to explore the beautiful towns in the Borders. Also a great location for hiking. You can head out the door to the local hills or short distances to yet more trails. Hawick, the nearest town, is great for grocery shopping (or textile-mill browsing). We loved the peace and quiet of the cottage's setting. Julie, the housekeeper, could not have been more warm or welcoming! She was the icing on the cake. We would return in a flash! In fact, we are in the highlands now and feeling like it is far too touristy and speedy compared to our peaceful scene in the Borders.
