"Heavenly Hilltop" lives up to its name in every way.   Just a short distance to Pine Mountain Lake's Marina Beach and about 25 miles to the entrance of Yosemite Park the property is just Heavenly! 


Gorgeous Mountain views greet you as you enter this lovely home with room for 20.  6 bedrooms and 4600 sq ft ensure that everyone in your group has the space they need to feel comfortable inside...plus who could pass up the opportunity to use the game room with pool table, ping pong, and foosball...not to mention the 4 flat screen tv's complete with Netflix...but don't stay inside too long or you will miss all the amazing outdoor features including a workout area in the garage, hot tub and basketball hoop! 


At the end of your day sink in to one of the 11 beds (Master bedroom: 1 king 2nd bedroom: 1 king 3rd bedroom: 2 queen 4th bedroom: 1 queen 5th bedroom: 1 queen; 2 twin; 6th bedroom (loft area): 1 double futon; 1 twin Other sleeping: sofa-bed in living room) and feel the comfort of the clouds at the Heavenly Hilltop.


Please note the following house rules for your stay:


1. The maximum occupancy is firm and must include all occupants of any age including

infants. In addition no large gatherings are permitted. The maximum occupancy

number includes children & infants.


2. The age restriction is firm - if you have booked this property and are under the age of 25

please cancel immediately. A copy of your driver's license may be required to confirm

occupant age.


3. GATED COMMUNITY ACCESS PERMITS ARE REQUIRED BY HOMEOWNERS

ASSOCIATION: Pine Mountain Lake HOA currently charges $46 per vehicle (one time

fee) to enter the gated community with 24 hour security. The entire fee goes to PML

HOA. Please note this price is subject to change without notice. Access permits are

non-refundable. A stay of 8+ nights will require additional fees as per PMLA.

Yosemite Region Resorts has no control over this fee and is not affiliated with Pine

Mountain Lake or any local venues. All information is subject to change at any time.

4. Guests are not allowed to launch their own SUPs, boats or watercrafts of any kind on

Pine Mountain Lake, per Pine Mountain Lake Association rules. However, Lake Don

Pedro is just 20-minutes away & perfect for a day trip with water toys! And remember,

you can rent sailboat / kayak / paddle board / paddle boat rentals at the main Marina

Beach in Pine Mountain Lake.


5. In addition to the marina offerings Pine Mountain Lake offers an Airport, 18-hole

championship golf course, country club with indoor & outdoor dining, tennis courts,

community pool, horseshoe pits, equestrian center, and three sandy beaches on the

lake. The Marina Beach is the largest most popular beach and offers: an expansive

sandy beach & lawn area, designated swimming area, BBQ pits, picnic benches, snack

shack, and the sailboat / kayak / paddle board / paddle boat rentals. Beaches are open

during the summer months only. Golf course is open year-round.


6. Past guests have loved the property so much they often want to celebrate special

moments here, but please no confetti. Cleanup after celebrations is not included in the

departure cleaning fee. Guests will pay an extra cleaning fee if housekeeping must clean

any celebration debris.


7. Propane for any gas BBQ is not provided. You may either order this on the Temporary

Resident Registration form for an additional fee or provide your own propane. You can

purchase propane tanks at the local market or hardware store. Firewood is also not

provided. The current rate for a propane tank is $65 (subject to change without notice).


8. All outdoor fires (not contained in approved fire pits), candles, smoking, firearms and

fireworks are strictly prohibited on the premises.


9. PET FRIENDLY PROPERTIES ONLY: Pet must be declared & registered with Yosemite

Region Resorts prior to arrival. Pets must be well-behaved, housebroken, and

non-destructive. Pets are not allowed on the furniture. Unsupervised pets must be

crated. Guests are responsible for cleaning up & disposing of all debris left by their pet.

Pets are not allowed on Pine Mountain Lake beaches. Pets must be on a leash at all

times within the gated resort community, per Tuolumne County leash law. Pets do incur

an additional fee of $35 per night per pet.

Everything was great, big home, very clean but the ac didn't work at all. only on the bottom floor the coolers work down stairs. but Up stair was super hot even at night time. Good thing we were at the marina all day Saturday.

Our large family made up of mostly adults with a few children recently rented a 6-bedroom, 4-bathroom house through VRBO, anticipating a comfortable and enjoyable stay. Unfortunately, our experience was far from satisfactory. Upon arrival, we were greeted with an overwhelming smell of tobacco smoke in one of the bedrooms adjacent to the garage. This room was completely unusable due to the unsafe conditions, resulting in two fewer beds than we had anticipated. This was a major inconvenience for our large group. Our disappointment continued when we discovered significant rodent droppings in the game room. The presence of these droppings made the room unsafe to use, especially considering the risk of illnesses such as hantavirus. This was another blow to our plans, as the game room was one of the main attractions for the children. The living room was also in a deplorable state, with significant dust, dirt, and spider webs throughout. This level of neglect in cleanliness was unacceptable, especially given the substantial cost of the rental. Overall, we were deeply shocked and disappointed by the state of this home. For the amount we paid, we expected a much higher standard of cleanliness and safety. This experience has left us hesitant to rent through VRBO in the future.

Lovely hilltop cabin that’s great for a large family
Because it rained during our trip, we stayed indoors majority of the time and did not feel cramped. On the first floor, there are 4 bedrooms, a spacious family area, a well-equipped kitchen, outdoor patio with stairs that connects to a small basketball area on the second floor (surface level). There was an outdoor sitting area, and two bbq grills (propane and pellet). On the second floor (surface level), there are two additional bedrooms and game room that are adjacent to the main garage. The third floor is just another garage…that driveway was where we parked five of our cars. Some things to note, we submitted a guest list and had to pay for a permit since the location was within a gated community. When we went to the Lake, we had to park on the main road because the parking lot only allowed in residents on specific days and holidays. We also had some trouble connecting with the wifi at the house.
