Our property is located in the heart of the Cairngorms National Park in the Scottish Highlands with wonderful panoramic views of the Cairngorms right at our doorstep. We are only a 5 minute drive to the nearest town which has all the amenities you would require. Aviemore is a 15 minute drive and has all the outdoor pursuits you could think of together with a couple of supermarkets, shops and restaurants. Inverness, Elgin, Nairn and Forres are the next nearest at around 30 miles to each.
The house has been extensively renovated over the past few years to bring it to a modern standard with central heating throughout and a multi fuel fire in the lounge.
The property is laid out over 2 floors with 1 bedroom located on the ground floor which has a brand new disabled friendly en-suite wet room with shower and toilet and a bay window.
Also located on the ground floor is a spacious lounge area with multi fuel stove and bay window.
The conservatory at the front of the property is intended to be used as the dining area and has ample seating for 10 people and is equipped with a full air conditioning unit keeping it cool in the summer and warm in the winter.
To the back of the ground floor is a fully fitted kitchen with an American style fridge freezer including ice machine and water dispenser, dishwasher and washing machine.
The upstairs floor consists of 3 bedrooms , 2 of which are en-suite with a shower room and a full bathroom respectively and the 3rd has it's own dedicated bathroom directly across the hall.
Two of the upstairs rooms have beautiful bay windows with view onto the mountains with the third located to the rear of the property.
Outside boasts a wonderful established garden with dining area, full spec barbeque and smoker and a summerhouse which is currently set up as a gym. At the far end of the garden we have a lovely Asian inspired area with water feature and decking area providing panoramic views of the Cairngorm range.
We have ample parking for up to 5 cars.
Myself and my wife have around 60 years combined experience in the hospitality industry and are well equipped to provide a warm and friendly welcome to our lovely home in the highlands. We would be more than happy to assist with whatever requests you may have to ensure your stay here is the best experience.

Great House in Fantastic Location
I cannot recommend this property high enough to do it total justice. Martin our host, met us at check in and provided a tour and all information we needed. Our check in and check out were easy and hassle free. The house is wonderfully appointed and the location is brilliant, perfect for the many day trips we did in the highlands.

Great family break
House as described- great for 7 of us ( 3 teenagers) Lots of outdoor space and bonus of Summerhouse / den and covered seating/ BBQ area - ideal as weather v unpredictable! Our stay here was brilliant. There is ample space in the home but as the weather was amazing we spent a lot of time outdoors. There are a number of outdoor spaces to be able to enjoy your time separately or together. Loved the swings under the trees for reading and used the fire pit on our last night. The kitchen is a little smaller but managed to do everything we needed to in the space. Hosts were lovely and very accommodating with every request. Would come back again without hesitation.

Super house with lovely garden in a good location with excellent views of the mountains. We didn’t use any of the outdoor equipment since it was a winter holiday - the summer house and gym were superbly equipped.No doubt it would be great in the summer. There was loads of kitchen utensils and crockery - although the kitchen was cramped for 8 people! The dining / conservatory was lovely but it took a lot of energy to heat it adequately in winter The owners, Pam and Martin seemed to have thought of everything to make the holiday perfect.

As a family on the whole we enjoyed our stay…we did find the kitchen a bit cramped and think there was way to much stuff, and not all in cupboards was clean……we would not return as a family as felt it just a wee bit small, but all in all we did have a great time……unfortunately our stay was spoiled by a disappointing meal on the 31st in Grantown which brought the mood down in the group. We would recommend this house, and think in the summer months would come into its own.

This property is well-appointed with lovely furnishings and has wonderful garden area to lounge about in. Martin is a gracious and helpful host, and went above the call of duty to come fetch me when I got lost. The location is close to a main road and was a great base from which to explore the Cairngorns and Inverness area. I thoroughly enjoyed my stay and readily recommend this rental .

Beautiful house in stunning location
Everything is thought through, from the interior design to the equipment and facilities of the house and garden. Nothing was missing and there was so much attention to detail. Cannot recommend this house enough. The views are stunning and the location is so convenient, being not far from Aviemore or Grantown. We went with the whole family (1 - 65 years old) and would certainly come back in the future.

We thoroughly enjoyed our stay at Dulnain Bridge. The accommodation was perfect for us and our 2 dogs along with our family who joined us for the weekend. The area was perfect for the dogs and there is a great choice of walking opportunities. Grantown on Spey is close by and has a supermarket and other amenities. We would not hesitate to recommend the property and the location.

Lovely family holiday!
We stayed here for a week-long family holiday this summer. It easily slept 7 adults, 2 small children and a baby, with bathrooms enough for all. The large garden was a lot of fun for the kids to run around and the dining table was big enough for us all to eat together. It was also centrally located to various activities in the Cairngorms.
