The Space:

This 90-acre ranch is truly a serene getaway. Perched atop a hill, this home overlooks the beautiful surrounding greenery and pastures. Guests will enter from county road 232, unlock the property's gate and pass over the first cattle guard. Guests will continue to drive straight until passing through the gate around the home itself, over another cattle guard, and into the driveway. Guests are not allowed to go left when entering the property, there is a restricted area sign. Once in the driveway, guests will head through the large hacienda doors to the wrought iron double doors with a smart lock, where they will enter their custom code.

Once inside, guests will be welcomed to a large living space with a 75" Samsung Frame TV. There is a couch and other seating. To the back of this room is the entrance to the garage. Guests are welcome to utilize the garage space which includes a television, extra fridge, full bathroom, and is air-conditioned, so it is great for kids to escape to on a hot day! Please note the large lifting doors are delicate so please do not open and close them.

Past the first living space is a wet bar area with a wine fridge, ice maker, and sink. Guests are welcome to use these amenities. This bar opens up into The Great Room, which is the second living space guests will find. This room is equipped with an 8-seat dining table, large couch, two lounge chairs, and a 65" Samsung Frame TV. This space is perfect for guests to enjoy time together no matter what activity they are engaged in.

On one side of the Great Room is the kitchen and entrance to the outdoor space. Every Boutiq home is fully equipped and stocked chef's kitchen. The kitchen is equipped with a 8-seat round table and a bar-height table with 2 stools. There is a double oven, microwave, stovetop, and french-door wide refrigerator and freezer. The kitchen comes equipped with all new, Made-In luxury cookware and dining-ware.

On the other side of the Great Room is the primary bedroom, equipped with a king bed with Premium Milton mattress, walk-in closet, and full bathroom with a stone walk-in shower. Past the primary bedroom is the poker room, with velvet chairs, a record player, and massive mural.

Continuing down the hallway are the rest of the bedrooms, each equipped with large closets and room-darkening shades and Premium Milton mattresses. The first is the 5-bed bunk room, followed by the first guest bedroom containing a king-size bed. A full bathroom can be found continuing down the hall, with a tub and shower. This bathroom also has plenty of cabinet space for you to feel right at home!

Another two guest bedrooms with king beds can be found down the hallway, and finally the last bathroom on the left, with a walk-in shower.

The outdoor patio has multiple choices for seating and lounging, including an outdoor kitchen, dining table and chair swing.

There is a private room towards the end of this section of the home, soon to be equipped with a desk chair and other desk items.

Guest Access:
Guests will access the home via smart lock; codes will be sent the morning of check in.

The Neighborhood:
Located approximately 15 minutes away from the quaint town of Gonzales, Texas, the 9T Ranch provides guests and their families with a serene sense of privacy in the South-Central Texas Plains. Guests will have free reign over a large portion of the 90-acre property, free to experience nature privately or head out to explore the area. Rich with revolutionary history, Gonzales county is speckled with relics depicting the beginning and the end of the Texas Revolution (1835-36). HEB grocery, Walmart, coffee shops, and steak/Italian/Mexican/Fast Food options are also located within the town.

Other nearby attractions include:
-Palmetto State Park with hiking trails, paddle boarding, and fishing
-Lockhart's World Famous BBQ
-Buccee's 15 minutes away
-San Marcos and Guadalupe river tubing just over an hour away

Getting Around:
Rental cars are necessary as ride share services and public transportation are not available in this area.

Bringing an electric vehicle? This property comes equipped with two 240V NEMA 14-50 outlets.

Other Things to Note:
1) Working Ranch:
Please do not interact with livestock or wildlife on the property. There are several direct access points to the San Marcos River, as well as two stock ponds. Guests are welcome to swim, fish, canoe, etc. at their own risk. The stock ponds are not recommended for swimming. The south side of the property with foreman's trailer and ranch infrastructure are strictly off limits to guests.

2) This home is dog-friendly!
Once your booking is confirmed and you have let us know the number of dogs traveling with you, you'll receive a payment request for the dog fee of $150 for the first dog and $50 per additional dog (maximum 5 dogs total), plus any applicable taxes. The dog fee is non-refundable and helps ensure dog-related allergens are cleaned for future guests. Please note that dogs are not allowed on furniture or beds, and there may be extra cleaning costs if excessive dog hair is found that cannot be removed through standard cleaning methods. Unfortunately, we cannot accommodate any pets other than dogs.

3) Events:
Events are subject to approval and will be charged an event fee. If you would like to host an event, please reach out with more information about the nature of your event, the number of guests, etc. and we will provide you with a quote.

4) Cameras:
Outdoor cameras are used for security purposes and are checked only in case of emergency. Cameras are not used to monitor guest behavior, nor do they face inside the home. Locations: doorbell camera, camera over the backdoor, and a driveway-facing camera.

5) Outdoor Furniture:
Furniture may be covered upon your arrival. The covers are not meant to keep guests out. We keep furniture covered for guest satisfaction, no one likes sitting on a wet or dirty cushion! Please feel free to remove the covers should you want to use these items and our team will re-cover them upon your departure.

6) Coffee:
All Boutiq homes provide a drip coffee maker along with premium ground coffee. This home does NOT have a Keurig.

Family Time
We had a little trouble getting into the house, and the Wi-Fi would not cooperate with my phone to call the manager for help - but we FINALLY figured it out. It was really very simple, we were just tired and frustrated. It's a nicely secluded property, yet close to town. The house was beautiful, very neat and clean, and everything was there that could possibly be needed. One of the trundle beds had no linens, but Walmart was close by. This is not a complaint, just a suggestion: A ramp or two would be nice for those who are wheelchair bound or who have trouble with their lower extremities, and grab bars for the shower and toilet could be helpful. After I booked the place, everything with my family went haywire, and we had to make several changes. The Property Manager, Rena, was very helpful and patient through it all, and I am so grateful to her. We all had a great time, and we are looking forward to a return visit in the near future.

The house was beautiful. There was plenty of room to accommodate all eight of us for meals and socializing. The outdoors fire pit area was very enjoyable. We thoroughly enjoyed it! Unfortunately , the master bath shower and vanity storage shelves had to be cleaned and the media room bathroom shower area desperately needed cleaning. The house could use a deep cleaning. We also had to put up with 1-2 hour water outages every morning due to the water department shutting off our water supply while working on the bridge that was closed for repairs.

Great historical home, great kitchen, 4 king bedrooms and lots of games. House on a hill with great 360 views. Caught a few bass and perch in the pond. Kitchen has everything you need and HEB only 10 minutes away. Great place for large family or 4 couples to enjoy Gods canvas river, lake, big pecan trees and flowers everywhere. John

Great Family Retreat
We booked this house for some family and friends to stay at the weekend of my son's wedding in Luling. The location was a little further from the venue than I expected, but the house was beautiful, spacious and relaxing. There was enough room for the groomsmen to gather and get ready before the wedding. We loved the outdoor patio area and game room. I wish we had more time to enjoy all the amenities the house offered. Would definitely book again.

Great and secluded!
Wonderful floor plan for multiple families and generations! The town of Gonzales is boring so prepare to drive a lot if visiting San Antonio or anywhere. Other than several scorpions in the house (eight in five days) everything was absolutely perfect!! Comfortable, clean, plenty of supplies, really wonderful.

Beautiful place to stay and relax! Great place to take the kids to fish! We got a ton of catfish and sun perch. If you’re looking to float the river we went to New Braunfels it’s about a hour away from there but totally worth it! We will be back next to enjoy another week there! A Great Family Ranch Retreat
The ranch house is very well appointed with attention to detail and custom finishes. Plenty of open spaces and a great mixture of different areas to gather. Wonderful outdoor patio with bar, flatscreen TV, excellent outdoor furniture and nice long table give you views of sunrise and sunset. Little ones have plenty of spaces to explore and hiking the property was glorious. Everyone wants to return!
