Feel-good oasis with a dream view for all generations (elevator)

This bright homely oasis of well-being, the Alla Roccia, with its dreamlike lake view from each room and from each of the associated balconies offers - thanks to the passenger elevator - each guest easy access to all three floors.

It is very important to us that you spend wonderful, relaxing, feel-good days in our Alla Roccia and that your expectations are more than fulfilled. We would therefore like to inform you that there may be construction work along the railroad line running along the lake in the whole of Gambarogno and that helicopters will be used for the construction work - as is usual for construction work on Lake Maggiore. This may lead to aircraft noise. On average, there should be no more than one or two flights a day. Nevertheless, we have decided to reduce the prices across the board for 2024, not knowing whether a desired booking period will be affected at all or whether anyone will even enjoy the helicopter flights.

Regardless, you will be welcomed by approximately 180 sqm of feel-good space - with a spacious living/dining area with fantastic views thanks to a glass front across the entire width of the accommodation, three bedrooms, three bathrooms, ... - , which leave nothing to be desired and provide sufficient privacy.

Already the access (about 300m) is very pleasant: turn off the road around the lake, pass under the railroad line and only two turns from the lake, you are already at the destination of our - and hopefully your - dreams.

You can park your car comfortably and generously under the left part of the double house; in peace you can unload and get to your vacation home together with your luggage in the passenger elevator. What a comfort right at the beginning of your vacation!

On the upper floor there are two bedrooms (each with double beds and balcony) and two bathrooms.

Over the middle floor - the actual entrance and living floor - is the spacious living/dining area with fireplace, kitchen and guest toilet as well as a terrace with several seating areas and a gas grill.

On the lowest floor there is another bedroom (two double beds 140×190 and 160x200 respectively) with terrace and bathroom. Here is also the heating and laundry room with washing machine and dryer.

Each bathroom of this oasis of well-being has a rain shower.

Behind the house is a small lawn for sunbathing.

Swimming pool? It's only a 3-minute walk to the largest "pool" in the region, the Lago itself, with a public beach including a swimming platform and facilities for changing clothes. Or set sail with our SUPs. You are welcome to use them free of charge. In which pool can you do that?

To the popular seaside resort of Maccagno it is only about 10 minutes by car.

You should be able to park three vehicles comfortably under the house.

You can conveniently get the key via a key safe. So you can also arrive late in the evening or leave early in the morning.

Caviano is a beautiful small contemplative place. A recommendable nearby osteria (open mid-March until the end of the season), a small bodega, picturesque alleys, a football field and a gas station with store complete the offer.

If you also like to enjoy your vacation away from the tourist hustle and bustle and like to sit in the sun longer in the evening with a delicious sundowner, then Gambarogno is the right lakeside destination for you.

You can explore the beautiful surroundings of Gambarogno via numerous - partly steep, challenging, well signposted - hiking trails. It is possible to start directly at the garden gate.

Even train-spotters get their money's worth - whereby the trains - as well as the road around the lake - can only be heard a little bit at the house.

Ascona, the Swiss pearl of the region, can be reached in about 20 minutes by car.

Likewise, you can make a detour to Italy (border only 1 km away) and e.g. in nearby Luino (about 16 km) for the daily needs extensive shopping. On Wednesdays from 9 am - 4:30 pm the biggest weekly market of the area takes place in Luino. From Luino you can also make numerous trips by boat. For example, in 25 minutes to Cannobio - with its widely known Sunday weekly market with its flair and freshly prepared specialties of the region.

Some (bakery) goods, drinks and trifles are offered by a gas station 300m away.

If you do not want to drive yourself, you can reach the nearest bus stop in 3 minutes on foot.

What a VIEW 😎
Very spacious 3 floor apartment incl terras with view on the lake. Fantastic place to stay. Sven and Judith (owners) are very friendly and reactive on any request. We would come back any time to enjoy Lago Maggiore and end the day with a nice glass of prosecco with sunset view on the lake. 😍😍😍

Une très belle étape
Un agréable séjour Alla Roccia dans une région sublimée par des sommets enneigés et une belle météo. Une chance pour mars. L'ensemble des prestations est conforme aux descriptions justes et clairs. L'accès et la préparation d'Alla Roccia était parfait. Un accueil soigné avec son plateau de produits. Nous avons pu disposer d'un très bon niveau de confort en terme d'équipements et de prestations. Nous avons apprécié la bonne literie pour des nuits reposantes et la grande baie vitrée hypnotisante par la belle vue qu'elle offre. Nous recommandons Alla Roccia pour ses prestations et son bon emplacement pour rayonner dans une très belle région. Avec tous nos remerciements.

Familienurlaub
Ausstattung: Es handelt sich um ein sehr hochwertig und großzügig ausgestattetes Ferienhaus. Die Küche bietet u.A. von Tupperware über ein Racelettegerät und ausreichend Weingläsern alles, was man gebrauchen könnte. Es gibt große Tische, an denen alle Gäste Platz finden. In den Badezimmern liegen Handtücher und Haartrockner bereit. Lage: Der Blick von dem Ferienhaus ist wirklich wunderschön. Im April lagen die Balkone abends in der Sonne. Von dem Gartentor aus starten verschiedene Touren wie z.B. ein familiengerechter Spaziergang und auch eine mehrstündige Wanderung für erfahrenere Läufer. Im Dorf gibt es einen fußläufig zu erreichenden Bolzplatz. Ein Supermarkt ist nicht fußläufig zu erreichen, jedoch hat die Tankstelle in der Nähe einen kleinen Shop. Kontakt: Der Kontakt zu den Vermietern war sehr zuverlässig und freundlich. Wir haben vorab alle Informationen erhalten, die man hätte brauchen können und jede Frage wurde zeitnah umgehend beantwortet. Im Haus lag ein Ordner mit Tipps für die Umgebung bereit. Alles war sehr liebevoll vorbereitet.
