The ground floor features a unique U-shaped room, combining a living area with a full-size sleeper sofa on one side and a fun twin-over-full bunk bed on the other. There's also a convenient bathroom on this level.

Head upstairs and be greeted by a bright and airy main living room. Two inviting bedrooms are located just before the galley kitchen. One offers a luxurious king-size bed, while the other boasts two comfortable queen beds and a twin bunk bed, ideal for accommodating additional guests. Two sparkling bathrooms are conveniently situated next to these bedrooms.

Through the kitchen, you'll discover two more bedrooms, each offering a tranquil retreat after a day of fun in the sun. One features a plush king-size bed and a private balcony, perfect for enjoying your morning coffee with a delightful ocean breeze. The other provides ample space with two queen-size beds.

Enjoy your morning coffee or evening cocktails on the inviting front porch, a perfect spot to unwind and chat with loved ones. - Quiet hours are from 10pm-8am.
- Any damages to the house or property during your stay will result in a deduction or additional charge for the resulting repair/replacement cost.

- No parking allowed on lawns, yards, empty grass lots or other neighbors’ driveways, even if their home appears unoccupied.
- Oversized vehicles/trailers are not permitted unless explicit approval has been received from our team.
- Do not turn the AC below 70 degrees. If you do, you will risk the AC unit freezing up, requiring it to thaw out which will result in the home getting extremely warm.
- Should an eviction occur due to breaking house rules (noise ordinance violations, excessive guests and/or vehicles beyond the agreed amount), there will be an $850 fine.

We just retuned home from our stay and while Jamaica Beach was STUNNING, this house was not. Pros: Priced well for what you think you’re getting based off of pictures Property managers were responsive Location was great - 1/2 mile from the beach Quiet neighborhood Cons: FILTHY, filthy, filthy! I don’t think this house has seen a housekeeper in months! Dust everywhere, mouse droppings in the bathroom, shower full of dirt and spiders, roaches in family areas, moldy smell Lamps on Master bed did not work Floors were uneven - several soft spots Downstairs “family room” completely detached from living areas upstairs - listing failed to mention that. For sleeping 10, the kitchen was poorly stocked and seating was minimal for that number of guests “Dog friendly” property, but had two broken gates that did not latch. Although they had a side yard, it was not secure. There is a million other reasons why we will never book again, but I hope you get the message from my review and others.

Too many issues with our stay...
The A/C had trouble keeping the house cold. I was told it would likely freeze up if we tried to set it below 74. The temperature was uncomfortable during the hot parts of the day. We killed 5-6 large cockroaches in the home during our stay. There were ants in the kitchen around the sink area. One of the toilets was slowly leaking water at the base. One of the beds was missing slats which created a depression. The couch was damaged in a few spots and had a large depression on one of the cushions. The dryer was not balanced and made an extreme amount of noise when in use. The dishwasher was broken and we found dead bugs inside in the bottom area. The house sleeps "14" but the only table barely fit 6 people but only had 3 chairs! We had big issues with seating at meal times or when trying to play games. Both exterior doors downstairs needed maintenance. One had a 1/2" gap at the bottom and the other was difficult to open. There were serious mosquito issues outside which made it unbearable to be outside for any longer than it took to get to and from your vehicle. The yard needs to be treated. There were no toilet paper holders in any of the bathrooms and not nearly enough racks or hooks to hang towels for large groups. One room lacked curtains/blinds on a window which allowed sunlight to stream directly into the room and onto the bed area at sunrise. No filtered water. Overall, too many issues and much improvement needed inside the home.

Huge disappointment
My family was incredibly disappointed with this property. We had 2 adults and 4 kids (12-16). We booked this house because it had 5 bedrooms and two living rooms - the listing fails to mention that the 5th bedroom and 2nd living room are not accessible from within the main house. You actually have to go outside to gain access to this "extra" area - which smelled like mold and leaked when it rained. The kitchen is NOT fully stocked. There is one skillet, one pot, and only enough plates/forks for one meal. We had to wash dishes twice a day (although all the dishes were dirty and sticky so we had to wash before we could even use) so thankfully the dishwasher worked. The washing machine however, did not work. It would not drain the water all the way - we found that out the hard way. The house overall was not clean - the floors were sticky, EVERY SINGLE bed had long black hairs in them, the towels had red and brown smears on them, we found a vaping machine one of the beds when we arrived, the back of one section of the couch was broken, the door did not close properly which made locking and unlocking difficult, the grill is outdated and missing a grate which made grilling difficult, and we were greeted by numerous roaches. I reached out to the property manager, Russell, almost immediately after checking in. He said he would look into a resolution and get back to me... I'm still waiting. After spending a lot for this home I expected a better experience and better communication.

It was nice except for the damages that the property management didn’t know about
We got there walk in the door an the floors where in terrible shape. There was at least four soft spots on the floor an one that we would had fallen thru floor if we had not put something there to protect ourselves. There was a terrible stain on the couch window was broken an they put duck tape on it dryer would not dry clothes. Countertop was broken on the end. I brought it up an sent video to the property manager they didn’t even know what house I was in. An they don’t care if I ever come back!! Only thing they said was we will take care of these things. This was 100% a safety issue we could had easily trip an fallen. I won’t ever stay at any other cat box property’s or what ever there name is.

There was plenty of room. Not enough parking for that many families though. Upgrade’s are needed to the floor in the dining area, and some of the chairs need fixing. Other than that, a few more chairs in the upstairs area would have been nice. Overall we had a great time and my mother had a great birthday. Thank you very much. Dan

Overall, our stay was just OK. The property needs some touch ups on the floors and more done during the cleaning process. A couple of the chairs at the table & a barstool was loose at the legs. When it comes to cleanliness there were little roaches & spider webs in the corner so I would say that would need more attention. The house was big enough for family, we had 16 people. The mosquitos were HORRIBLE!! Please bring bug spray. There’s security that rides by the house every night. The kitchen was fully stocked with essentials. The place was about 20min from attractions. Communication with the host went well. Thanks.

The house was very nice. 1 bedroom and bathroom is downstairs. That was a neat area for the kids to stay. 1 bedroom that has the deck stays very hot, there is no AC vent and no curtains or blinds on the door with the window so it was very hot and bright. That was the only complaint we had. The house had everything you needed. Maybe bring a couple extra fans.

Spring Break 2022
What a great get away. Very spacious for the amount of family that stayed with us that weekend. Very clean, great decor and had pretty much everything we needed. Very close to a beach access and plenty of places near by for any extras we needed. Loved the whole experience at this location. Our dogs had an enclosed area that was a great size for the them. I would love to come back and stay again. Thanks for making it a great stay.

This is the Worst, Dirtiest, Most Moldy and Unkempt Property We Have Ever Seen - Do Not Stay Here
We were prepared to go and stay during Spring Break, and when we arrived, we noticed there was paint missing from the walls, the kitchen counter was split, there was mold and terrible workmanship in the bathrooms, and the downstairs bedroom was moldy and stale. Absolutely unacceptable. We offered to pay for one night, which we could not use and we did not stay. Now the owner is making us fight with VRBO and our credit card company to get our money back. DO NOT STAY HERE. IT IS AN AWFUL, SMELLY HOUSE WITH MOLD, THE OWNER DOES NOT CARE ABOUT RENTERS, IT IS A HUGE MISTAKE.

Close to beach, impressive response time
Clean, nicely decorated home with drive up beach access nearby. Beds and furniture were comfortable. The kitchen was pretty well stocked with pots and plenty of dishware and utensils. One minor item of note is that the downstairs apartment is only connected to the upstairs via an outside staircase so, if you had planned to lodge children downstairs, just be mindful there is no indoor access. It was an a problem for us as we were mostly adults. Our teens enjoyed the downstairs area for movie watching. I am extremely impressed with the response time from management prior to check in when I had questions and also when we had an issue with the microwave during the stay. The maintenance personnel came out that same day and, since he was there, I mentioned that the air conditioner seemed to struggle to cool down the space. I think the temperature was around 79 or 80 in a couple of rooms but we kind of accepted it as it is August. It had no trouble cooling down overnight but struggled by early afternoon. Whether the maintenance guy was just a rockstar with initiative or whether management empowered him to make decisions or a combination of the two, we were out for a couple of hours and returned to a brand new microwave and two window units that significantly cooled the house down and made it comfortable the rest of the stay. I really can’t say enough about the communication and response time shown. I also appreciated that clean up was easy - take trash out, put towels in bathrooms and start the dishwasher. I would 10/10 stay here again.
