OUTDOOR SPACE:
Our large backyard is perfect for family fun, featuring a covered patio, ping-pong table, grill, fire pit, lounge chairs, fenced in yard, and a selection of of games to keep everyone entertained.

Conveniently located just down the street from a gorgeous park...the park has walking trails, biking trails, volleyball, a SPLASH PAD for kids, picnic tables, and a jungle gym.
Our home is near a myriad of attractions, including parks, sports complexes, downtown Denver, Olde Town Arvada.
A perfect home base for exploring all that Colorado has to offer. Easy access to nearby colleges to help move in or visit your college-aged kids! Quick access to i-70 to get to hiking + biking trails + ski resorts.

SECURITY:
An exterior ring camera (audio and video) is installed at the front entrance of our home for 24/7 safety and security. If the Ring camera malfunctions during your stay, a maintenance person may arrive (with prior notice) to fix the device. We also have a noise monitoring device.
PARTIES:
NO parties are allowed on the property. NO events allowed, unless you have received prior approval from hosts.
EXTRA GUESTS:
Please refrain from bringing additional guests to sleep on the premises without prior permission or an updated reservation. Non-registered guests who do not plan to stay the night guests must be approved my host with advance notice/at the time of booking. Fees apply for additional/undisclosed guests.
Any additional visitors and a total visitor head count must be approved ahead of time. We do not allow gatherings. If the number of visitors is approved by host, visitors must leave the property no later than midnight. We have a noise monitoring device and smoke monitoring device on the back patio. Any signs of a party or gathering will result in guests to be contacted by host and quiet down, additional guests will be required to leave immediately, and/or the reservation will be cancelled with no refund given.
QUIET HOURS:
Quiet hours are between 10pm and 8am to respect our neighbors. This is highly enforced by local police. Since the neighboring homes are close to one another, guests must be mindful of noise.
SMOKING:
Smoking is STRICTLY prohibited indoors (smoking is allowed only in non-covered spaces outside, specifically at the end of the driveway). We have a smoke monitoring device. Many neighbors have their windows open, and we do not allow excessive smoking that may blow into our neighbors’ homes. No smoking under the carport, as smoke smells are difficult to remove from the wood and exterior of our home. This includes marijuana and cigarettes/cigars .
Fines of $500 for smoking or marijuana use indoors and/or under the carport or covered patio will be imposed for violations!
PETS:
We offer a dog-friendly listing. We unfortunately cannot allow cats at this time.
Please note that any damage caused by pets will be at the expense of the pet owner.
There is a flat fee for bringing a pet to cover the cleaner's time. The cost of the pet fee is collected via the VRBO platform.
We welcome up to 2 dogs.
Must agree to our pet rules which will be sent to you electronically.
No additional pets on the property unless explicitly agreed upon. Just send us a message first so we can approve!
Please pick up any and all animal waste in the front and backyard prior to your departure. Subject to additional cleaning charges for left behind dog waste.
TRASH:
Trash bins should be brought out on Thursdays and back in on Fridays.
SNOW:
A snow shovel is located in the shed if needed. We do our best to shovel driveways when needed.
MAINTENANCE:
If maintenance needs to come by, they will not enter the home unless absolutely necessary. You will be informed in advance if their visit coincides with your stay and it will be scheduled at a time most convenient for you.
Thank you for your understanding and cooperation in adhering to these guidelines! Our home is in a family friendly, quiet neighborhood, so we are best suited for families, small groups, business travelers, etc. We are not well suited for anyone who may disturb our neighbors' peace.

GUEST ACCESS:
You will have exclusive access to the entire home and private fenced in backyard. Easy access with a keyless entry system. You will receive a unique, 4-digit code code prior to your stay for secure entry. There is 1 interior supplies closet that remains locked.
COMMUNICATION:
The host is available through the VRBO app 24/7 throughout your stay. Please don't hesitate to reach out with any questions or if you need any assistance! Please call in an emergency.
