Washer and Dryer IN UNIT! Smart TV, CABLE, WIFI, BALCONY, and NEWLY UPGRADED UNIT!! 1 Parking Pass Provided! Pet fee is $150 Per Pet.

Guests have private access to the entire apartment and balcony! Make yourself at home is this urban one bedroom abode with close access to the rest of Dallas! Relax on the couch while enjoying the free WIFI and Smart TV features! Cook yourself a meal in our fully equipped kitchen, and sit on the balcony. Enjoy the free seasonal pool!

The apartment features; new appliances, new flooring, living room fireplace, textured ceilings, patio etc. The apartment boasts a mix of old with the new! Updates have been made, but the entirety of the apartment has not been completely stripped. This 575 sqft unit is on the second floor of a Garden Style apartment complex.

The property is a small apartment complex consisting of 36 apartment homes. There are a few Airbnb units in this complex. All units has the same floor plan and size. If we are fully occupied on the unit you want please ask about our other units..
The neighborhood is in north Dallas.
Great for an easy and short commute to places of work, major medical centers, SMU university, entertainment and event venues.
You may hear traffic noise from the property as we are convenient access to major roads.

Parking is first come first serve on the property. We offer 1 parking tag. There is also free street parking.

We recommend getting around by car, car service, or local transport. We have a handful of convenience stores, and fast food eateries within walking distance.

PLEASE NOTE: This apartment is located inside a gated/fenced 30+ unit building. The complex was built in the 1990s and occasional noises/ smells from neighboring apartments may apply. Located off a side road to the freeway. Urban noises are to be expected during business hours and occasionally on non business hours. Guests should expect medium- high noise levels.

LATE FEE: Check out time is strictly at 11am. We do not offer late check outs. Our late fee is $100. We pay our professional cleaning service for each hour of time spent at the unit.
We also often have an incoming guest the same day. We need the time to get the unit ready. Thank you for understanding that that the check out is firm by 11am.

SMOKING: PROHIBITED. If any trace of smoke/smoking will result in a $500 fine We are very strict on this house rule.

PARTIES: No other guests than registered guests allowed. No Parties. Failure to do so will result in an automatic cancellation, no refund, and $2000 security deposit.

PARKING: We offer one parking spot. Parking is first come first serve. Must use a parking permit pass. Provided. Free public parking on the street as well.

SELF CHECK IN: Check in with the provided door code. Smart digital lock.
Your door code will be given to you prior to check in.

Then turn the lock to open.
Same instructions for when you leave the apartment.

PET POLICY:
$65 pet fee per dog. $150 for long term stays. Well behaved cats only.
No pets without prior arrangement. $200 fine.

PET RULES:
Dogs are not allowed to lay on couches, beds, or furniture.
Please do not leave your pet inside the unit unsupervised for longer than 4 hours.
ALL DOGS must be up to date on pest control and their vaccines.

PLEASE NOTE: Any damages caused by pets; going to bathroom on furniture, wear and tear of flooring, breaking items, etc. Will result in paying from the security deposit.

MAIL & PACKAGES:
We do not lend mailbox keys nor offer a mail delivery service. If you would like to receive packages during your stay, you may have packages delivered to the apartment doorstep. Disclaimer: We as hosts, are not liable for any misplaced or stolen packages. We ask that if you must receive packages, please be vigilant about tracking your packages. For mail and letters, we recommend sourcing them to a local USPS, FED EX, or post office.

INSECTS:
This apartment does occasionally have the presence of insects such as; cockroaches, water bugs, spiders. This is common in the area. We do our best to address this situation by having regular pest control treatment. If you do notice any insects, let us know immediately and we will send the pest control company by the next business day. BY READING THIS, YOU ARE AGREEING TO OUR HOUSE RULES. REFUNDS ARE NOT ELIGIBLE.

WATER TEMPERATURES:
Refunds and credits are not eligible for anything related to water temperatures in the Airbnb. Water may take a few minutes to warm up during peek shower hours. REFUNDS CREDITS NOT ELIGIBLE.

Terrible Host
The property itself was fine, but the host was horrendous. On the first day of my Vrbo, the host did not send me the code to the door until 2 hours after my check in time, so I was stranded outside of the place I was paying for. They did not respond to my messages asking for the code, rather I had to call their emergency line and Vrbo support to finally get the host to give me the key. Additionally, I asked for weeks for the dishwasher to be fixed and it never was, the host just stopped responding to my messages. The majority of messages I sent the host never got responses, and every message I got seemed like an automated response. I’m not sure if this is a problem with DFW Stays as a whole or only this property, but expect to be completely on your own if you stay here. I will not be staying at DFW Stays ever again
