PRIVATE GOLF CART BOARDWALK, TWO POOLS, OVERFLOW PARKING Located on the back section of the luxurious beachfront neighborhood of Royal Sands, this newly constructed 3BR/3.5BA gem is super spacious and lives like a much larger home. Boasting partial views of the Gulf and Bay, the open floor plan is professionally decorated, appointed with high-end furnishings, Bosch appliances, granite countertops, and vaulted ceilings.
Relish as you take in the gorgeous views and sea breezes, from the three outdoor decks, upstairs living area, and upstairs master suite's private balcony. The ground floor second master suite offers an ensuite bathroom and separate living area with a wet bar and kitchenette.
Resort-style amenities include two pools (one with a beautiful waterfall feature) to swim until 10pm and private boardwalk access (No ATV's Allowed) to the beach that is golf cart accessible. We are located between mile markers thirty-eight and thirty-nine on the beach. The restaurants, shops, grocery store, etc. are not far away. We enjoy taking the golf cart down the beach to get to all of those things.
We welcome Winter Texans to come for an extended stay and enjoy all that this home and Port Aransas have to offer! You won't be disappointed.
LIVING AREAS
The main living area is upstairs and offers partial views of the Gulf and Bay and includes comfortable lounging areas with a leather reclining armchair, plush sectional and leather sofa. The main living area includes a 65” 4K TV with curved screen and Apple TV 4K device with direct access to the large upstairs outdoor deck overlooking a beautiful wetland sanctuary. A selection of DVDs can be found in the TV cabinet for family movie time. If you have to do a little work before you hit the beach, no problem! A full desk is located just off of the kitchen and boasts two large windows for plenty of natural light.
Great for entertaining larger groups and perfect for the kids, the second living area is located downstairs and is appointed with a new comfy leather sofa, bistro table for four, 50” HDTV with Apple TV 4K device, and an overflow futon with a twin bunk on top. It's located directly next to the downstairs kitchenette and wet bar for easy access. You will also find a fun selection of board games to play.
KITCHEN & DINING
Detailed with gleaming granite countertops and a full package of Bosch appliances, the well-appointed kitchen offers plenty of space to prep meals. The deep basin stainless steel sink is surrounded by a wall of window views. The kitchen comes stocked with all your cooking utensils, pots/pans, and baking needs. You need only bring what you would like to cook! Full sets of dishes, silverware and drinking/wine glasses are also ready for you. Another special add-on is the recirculating, built-in cabinet, ice maker. A large island bar is a gathering place connecting the open living area with the kitchen. You will not miss the movie while cooking in this spacious open floor plan!
When it's time to eat, gather at the six-person dining table, or perch at the kitchen island bar for four. You may also wish to enjoy your morning coffee on the private master suite patio bistro table and chairs.
The downstairs kitchenette will meet your needs with its stocked cabinets filled with dishes, silverware and drinking/wine glasses. The drip coffee maker will help you get your day started off while the kids enjoy watching cartoons and eating breakfast at the four-person bistro table with chairs. You will keep your drinks nice and cold in the mini-fridge located under the microwave in the kitchenette.
BEDROOMS & BATHS
Between the three large bedrooms, two sets of twin over full bunk beds and luxurious leather couches, this two-story spacious home accommodates up to 10 guests comfortably.
High ceilings soar on the second-floor master suite level (BR1), which features a king bed, 50” Apple 4K TV with Apple TV 4K device, private balcony, and an ensuite double vanity bathroom with an oversized walk-in shower and private bathroom. You will also find the half bathroom located just off of the kitchen/living area, for quick use.
Downstairs, the second king master suite (BR2) offers an ensuite bathroom with an oversized walk-in shower. The guest bedroom (BR3) offers a queen size bed along with a set of twin-over-full bunk beds. Another double vanity bathroom with an oversized walk-in shower has a locking adjoining door to this room and high ceilings throughout the downstairs.
OUTDOOR AREAS
The large deck off the upstairs main living area overlooks an active wetlands sanctuary with partial views of the Gulf and Bay including an outdoor table and chairs as well as lounge chairs, perfect for bird watching and taking in the ocean breezes and seagull calls.
The ground-level deck is appointed with new Adirondack turquoise chairs, where you can sit back and relax under the restaurant lights or play a game of cornhole. It includes a new BBQ grill that doubles as a standard charcoal grill or as a smoker, a convenient deck box with beach essentials for the kids, and a rack for hanging your beach towels and suits.
Also, on the ground level, you'll find a convenient outdoor shower with hot and cold settings and a couple of sandpile areas adjacent to the house for kids to play.
The upstairs master suite private patio offers the perfect place to enjoy your morning coffee and listen to the sound of the ocean.
EXTRA AMENITIES & DETAILS
As part of the community at Royal Sands, you'll enjoy luxurious resort-style amenities, including two shared year-round pools (one is within four doors of your home) to swim until 10pm and a private golf cart accessible boardwalk (NO ATV's) leading to the beach. There are several overflow parking spots available very close to the home as well. Nikki's Escape gives you the privacy you desire on your vacation without a direct neighbor on either side of the home and a beautiful view of the wetlands sanctuary to look out over while sitting on either outdoor back patio.
In-home amenities include complimentary Wi-Fi, Apple 4K TVs with Apple 4K devices, sign in capabilities for your Netflix/Amazon accounts, Blu-Ray DVD players with all TVs, a laundry room with a large capacity HE washer/dryer set and a folding station, travel size toiletries and linens, and parking for four cars in the driveway. The upstairs kitchen offers a Keurig and drip coffee maker with the downstairs kitchenette offering a drip maker. Water-resistant vinyl plank flooring can be found throughout the entire home. The downstairs floor is wheelchair accessible. Ceiling fans are in every bedroom and you will stay cool or cozy with thermostats located in both the upstairs and downstairs hallways.
Non-aggressive breed dogs are welcome! Aggressive dog breeds include Rottweilers, German Shepherds, Dobermans, Pit Bulls/Mixes included, and Great Danes.
We are a non-smoking home. You are welcome to smoke outside on any of the three patios.
