With a prime location on Scraggy Neck offering ocean breezes from the deck, primary suite, dining, and living areas, this home captures the quintessential Cape Cod experience. Step out onto the large outdoor deck to grill up a feast on the Weber grill while enjoying the fenced backyard, perfect for family fun or peaceful relaxation.

The home’s layout is ideal for both privacy and togetherness, with a cozy first-floor bedroom featuring a queen bed, while the second floor hosts three additional bedrooms (two with queen beds and one with a full bed). The expansive primary suite is a true retreat with a king bed and ocean views that bring the Cape’s natural beauty to your morning routine. A large bonus room provides additional space for unwinding or entertaining.

An easy walk takes you to the association’s private beach, with a soft sandy bottom perfect for swimming. The community also offers a boat ramp, playground, and courts for pickleball and tennis, making it an ideal location for outdoor enthusiasts. For those who love to stay active, there’s a 2.5-mile scenic loop around the neck, perfect for biking, walking, or running with breathtaking views.

Please take note that there is a refundable security deposit of $500 charged separately before check in for any reservations between 30 days and 6 month, and a deposit of $1,000 charged separately before check in for any reservations over 6 months.

- Before booking, please read and understand the cancellation policy. We strongly recommend purchasing trip cancellation insurance as we do not refund for cancellations outside of the policy listed.
- Parties & Events are not permitted at this property and may result in the removal of your group from the premises without refund.
- Our properties are located in residential areas and we rely on our guests to be “good neighbors”, which means complying with locally-enforced quiet hours of 10:00 pm to 7:00 am. Any complaints from neighbors or local contacts may result in the removal of your group from the premises without refund.
- Pets are not permitted.
- Minimum Rental Age: 21+
- We reserve the right to disallow or cancel bookings from local or last minute bookings if we believe them to be fraudulent or a potential risk to our properties.

Guest Access:
You’ll have exclusive access to the entire home, including the deck off the back and a spacious fenced-in backyard! Community private beach access, boat ramp as well as tennis and pickle ball courts are conveniently located nearby. Please keep in mind that the garage is not available for guest use.

The Neighborhood:
Pocasset, MA, offers a peaceful escape with classic Cape Cod charm and easy access to coastal adventures. Here, you can explore the quiet beauty of Barlow’s Landing Beach, ideal for a day of swimming, kayaking, or a relaxed picnic by the water. Visit nearby Monks Park for scenic hiking trails, or head to the Cataumet Greenway for beautiful walks through woodlands and marshes.

For a taste of local flavor, try the Chart Room at Kingman Marina, a beloved spot for fresh seafood and sunsets over the harbor. Pocasset’s central location also makes it easy to explore nearby attractions like Woods Hole, Falmouth, and the Shining Sea Bikeway, a coastal bike path with stunning views.

Pocasset’s combination of nature, local eats, and quiet beaches make it a perfect place to unwind and experience authentic Cape Cod life.

Getting Around:
We highly recommend having a car on Cape Cod as Uber is just starting to emerge on Cape Cod.

Please be thoughtful of your safety when traveling! As you would with any major city, don't forget to take any valuables out of your car and keep your home locked.

Please note that our properties are privately owned homes, and therefore sometimes appliances or household systems (HVAC, Plumbing, etc.) may unexpectedly malfunction. While we will do everything in our power to address any functionality issues as quickly as possible, we cannot offer refunds- full or partial, cancellations, or alternate accommodations unless the property is deemed uninhabitable. Thank you for understanding!

We live in residential neighborhoods, and it's SUPER important to us that you're respectful of our neighbors. Therefore, we ask guests to please observe outdoor quiet hours between 10:00 pm and 7:00 am.

For those unfamiliar with booking, please note our process of serving our guests:
-You book instantly or request to stay, and we say YES!!! :)
-We'll immediately send you some basic information, as well as a rental agreement we require each guest to sign. You do NOT need to include payment info for a security deposit, but you do need to sign in agreement to the terms.
-1 hour prior to your arrival, you'll be texted and emailed directly or through your booking platform with a code to access your rental unit.
-You arrive and love everything!
-You enjoy your vacation, reference your virtual guest book for checkout instructions (don't worry-- we'll send them to you, too!) and leave the house as close to how you found it as possible (please let us know of any issues, damage, etc-- we'll see it anyway, and it makes our lives easier to know ahead of time!).
