The house is located 40 feet from the waters of Punta delle Ripalte, the southernmost tip of the Elba island, very appreciated by divers due to its rich marine fauna! To reach the sea and dive from the rocks you simply need to walk down a brief trail from the house. It is in fact called “Villa dello Scoglio” (the villa on the rock) because of its rare location!

The house sits within a 1000 acre private estate of mediterranean woodland ( the “Tenuta delle Ripalte” ), yet it’s independent from its management.

The area is called “Costa dei Gabbiani” ( seagulls’ coast ) because seagulls go there to nest in spring.

The “Villa hello Scoglio” is reachable by car from the picturesque town of Capolivery by means of a white panoramic road topping the cliff, soaked in the scent of mediterranean vegetation for about six miles. You dive in a timeless place, where mother nature is sovereign. A place where you can expect close encounters with hares, pheasants, hawks, goats, boars, dormice and hedgehogs. An abandoned iron mine, which is open to visits, stands as a reminder of how timeless nature takes back what man thought he could conquer.

The road goes on until it reaches a small oasis: this is the centre of the “Tenuta delle Ripalte”. Here you will find a bar, a restaurant, a small market, tennis camps and a hotel. An electrically driven chain barrier prevents curious tourists from pushing further by car. Access to the vast beaches, woods and vineyards of the Ripalte is only allowed to the guests of the estate. That’s why even in the hottest days of the high season you can enjoy sharing the seaside with only few people.
Beyond the chain barrier the white road extends for another 1.2 miles, ending right at the “Villa dello Scoglio”, one of the two privately owned houses in the whole estate.

It’s the ideal location to relax and recover from a stressful life. A place for those who appreciate feeling guests of the wilderness, those who like withdrawing in the nature, those who like the idea of being 8 miles away from the closest town, those who like to take a swim right out of home, those who enjoy seeing very few people around even on 15 August, those who crave for uncontaminated waters, those who want to have to walk to the tip of the rock to get a phone signal.

When you feel overcome by all the wilderness, you can easily reach a well equipped beach within the estate, featuring every comfort: bathrooms, showers, sunbeds, beach umbrellas, a bar, a restaurant, WiFi internet and daily fish and meat barbecues.

Otherwise if you feel adventurous, you can discover a number of breathtaking wild beaches within the “Costa dei Gabbiani”.



When you need to take a brake from the seaside, there are numerous activities that you can practice in the estate. You can ride horses, and book horse riding lessons. You can play tennis or visit the modern winery, designed by famous architect Scarpa, tasting typical Italian wines, especially the renown Aleatico, which is produced on the island. You can reach the diver’s centre at Remaiolo beach and rent a boat to visit the southern tip of the island from the sea. Its quite common to see goats climbing fearlessly on the cliffs, and if you get lucky you can also see dolphins playing around!
On the road to Capoliveri there are two iron mines, visits can be booked beforehand.

About 8 miles away is Capoliveri, picturesque town, once miners village, that attracts international tourism. The beautiful town, located on the tip of a hill at the centre of a green peninsula, dominates the surrounding sea, offering breathtaking views to its visitors. Spotted with bars and restaurants, it’s a lovely place to spend evenings between aperitifs and typical dinners. Numerous boutiques are available too for shoppers.

About 10 miles away, Porto Azzurro offers a completely different view, with its famous and beautiful touristic marina. The contrast of the blue waters and white boats makes for an incredible setting for its many vibrant restaurants and boutiques.

Most of our guests compare it to staying on a boat, with the added safety of being on solid ground!
The “Villa dello Scoglio” is reachable by car from the picturesque town of Capolivery by means of a white panoramic road topping the cliff, soaked in the scent of mediterranean vegetation for about six miles. You dive in a timeless place, where mother nature is sovereign. The house sits within a 1000 acre private estate of mediterranean woodland and 8 miles of coast ( the “Tenuta delle Ripalte” ), yet it’s independent from its management. Access to the vast beaches, woods and vineyards of the Ripalte is only allowed to the guests of the estate. The house is literally embedded in the Mediterranean wilderness, dotted with little oleander and tamarisk oases where goats can’t reach them.
The house was built in the ’20s as a military outpost for a photocell. It was erected on the southernmost tip of the Elba island, a strategically important location. The photocell reportedly illuminated the Montecristo island a few miles out.
The view is breathtaking, the house is met by the scene of the Mediterranean sea spreading in its grandeur: you can see the islands of Argentario, Giglio, Montecristo and Pianosa with your naked eyes.
At sunset you can even see the island of Corsica ( France ), behind which the sun lays offering spectacular pictures.

The house lends itself to be experienced fully, especially in its outside quarters.
The blue sails that cover the porch offer a delicate protection from the sun, so you can delightfully eat on the outside dining table while taking in the colourful view.
The trail down to the water, in spring, offers pink emotions covered in flowers; a small creek hydrates goats that pass by.
It takes mere minutes to walk down the train between the rocks to dive in the sea.
Outside the house you can enjoy sunbathing on sunbeds and chairs.
You can also find a barbecue with a convenient working plane and an external shower with sun-warmed water ( warm until 7pm ).
Interior furniture was carefully chosen and put together through the years by the owners with a tastefully simple style.
The independent kitchen is well connected to the external barbecue through a window.
The living room gives access to the porch through two french windows. A window opens right towards the seaside view. The room is very well lit, divided into a living area and a dining area.
On top the living room is the mezzanine, made of white-finished wood, which features two extra single beds.
There are two night quarters, one is independent in the back of the house, with a double room with a queen sized bed and its own bathroom, with direct access to the garden and the external shower too. The other area is accessed from the living room through a corridor facing a bathroom, a double bedroom with a bunk bed and another double bedroom with a queen sized bed and a fantastic view of the seaside.
At nighttime you might be surprised at the amount of light thrown by the moon, you often can wander around without requiring a torch. On the other hand, moonless nights offer an epic view of the stars and the milky way.
The area is particularly attractive to those who love the wilderness and are seeking for peace and tranquility. A holiday at the “Scoglio” is a true immersion in mother nature, you can easily wake up with friendly animals out the window, a hedgehog, a goat, a small bird… At night its best to keep windows closed while lights are on, to avoid mosquitoes being driven inside. You must keep in mind those are the only lights to be seen in a range of miles!
Recommendations:
- Car: please bare in mind that the path to the house is mostly made of bumpy white roads, you might want to avoid getting there with an overly low car.
- Kids: the wild nature of the location, with high rocks and no protections, makes it less than ideal for kids running around: young ones should be kept under surveillance at all times.
- Swimming: due to the extreme location ( southmost tip ), it is advisable to check the currents before diving in the water, there is a risk of being pulled away from shore.
- Soft water: water should be saved at all times, it is a small island. The house is well connected to the central hydric services and features an emergency reservoir, nonetheless water should be rationed in the hottest months.

Fantastische Lage, praktisch kein Handyempfang. Genau richtig wenn jemand einfach nur Ruhe und Erholung braucht. Das Haus ist gut ausgestattet, die Aussendusche und der Grill sind ebenfalls top! Carlo, der Gastgeber, gibt sich sehr grosse Mühe, die Organisation seinerseits ist super. Die Anfahrt zum Haus ist etwas holprig. Ein Auto mit Sportfahrwerk/tiefergelegt ist nicht zu empfehlen. 4x4 ist aber nicht zwingend notwendig. Die Fotos sind absolut authentisch. Für mich schlicht ein Traum dieser Ort. Ich komme wieder.

Tolle Lage, schönes Haus!
Die Lage und das Haus sind echt toll. Wir haben die Woche in vollen Zügen genossen. Wer Ruhe und schöne Natur sucht für den ist dieses Haus genau das richtige. Wir haben Schwalben und Möwen beobachtet. Früh morgens kommt eine kleine Herde wilder Ziegen in respektvollem Abstand vorbei. In der kleinen Bucht lässt es sich gut schnorcheln. Der Einstieg ins Wasser geht allerdings nur bei ruhigem Wellengang, was wir zum Glück sehr oft hatten. Das Haus ist mit allem was man braucht ausgestattet. Auf der großen Terrasse kann man mit dem grandiosen Blick aufs Meer essen, lesen oder einfach nur die Zeit genießen. Der Vermieter ist sehr gut organisiert und kümmert sich schnell, wenn Fragen sind. Wir können das Haus nur weiterempfehlen und kommen bestimmt mal wieder.

Esperienza unica!
Villetta a picco sul mare dotata di ogni confort. Inserita nella vegetazione locale quasi a picco sul mare si trova all’interno della tenuta delle Ripalte a sud di Capoliveri. Tramonti eccezionali, mare che varia i suoi colori dal verde smeraldo al blu cobalto incorniciano la casa in una cartolina difficile da dimenticare. Raggiungere il posto non è semplicissimo, occorrono automobili adatte agli sterrati ( circa 6 km da percorrere su una panomarica comunque abbastanza larga), ma soprattutto chi vuole soggiornare in questo luogo deve desiderare una vacanza fuori dal mondo senza tv, telefono e le comodità di chi sta in un paese di mare. Bisogna organizzarsi con la spesa, perché comunque Capoliveri dista circa mezz’ora. Detto questo per noi è stata una bellissima esperienza a contatto con la natura ( mare, macchia mediterranea e fauna locale tra cui capre selvatiche, fagiani, lepri, rondini, falchetti e qualche innocuo cinghiale.. abbiamo fatto delle meravigliose grigliate e aperitivi al tramonto con il sottofondo delle onde che si infrangevano sugli scogli. Per chi vuole soggiornare con bambini attenzione perché vanno costantemente controllati. Non c’è spiaggia ma dagli scogli ci si può tuffare perché il fondale lo permette. Grazie al Sig. Carlo per averci dato la possibilità di questa insolita ma indelebile vacanza. Christian

splendida casa immersa nella natura
Difficile riuscire a spiegare a parole la bellezza di questo luogo... un’esperienza unica, splendida casa immersa nella natura e affacciata su un mare stupendo - guardare il mare appena svegli o al tramonto è un'esperienza di puro relax e magia. Nessun rumore tranne quello del mare e delle grida dei gabbiani, le lepri che fanno capolino da una roccia e mangiano i ciuffi d’erba per poi saltellare verso le loro tane, le caprette e i mufloni che compaiono sulla roccia e passano indisturbate. Un vero paradiso di libertà, niente obblighi: niente shopping, né bisogno di vestirsi, né orari, né telefoni, il vero senso del tempo ben speso per riscoprire il silenzio, i profumi, la serenità e il piacere di una totale immersione nella natura. Molto accogliente e funzionale all'interno ma in particolare si vive all’esterno con un ampia terrazza dotata di tavolo, lettini e sdraio. Il Proprietario è estremamente cortese e disponibile. La consiglio vivissimamente!

Traumhaft zum Entspannen
Wir waren während der Pfingstferien mit 4 Erwachsenen und 3 Kindern (13, 15 und 16] für 10 Tage hier und können das Haus nur empfehlen, wenn man sich in absolut ruhiger Umgebung entspannen möchte. Die Übergabe klappte tadellos, der Vermieter war sehr bemüht. Die Lage direkt auf einer Klippe mit fantastischem Blick direkt auf das Meer ist traumhaft, leider gibt es keine Leiter mehr, um ins Wasser zu kommen und bei stärkeren Wellen sollte man doch eher zum Baden an den Strand fahren. Das Haus ist gut ausgestattet und war bei Übergabe tadellos sauber. Von den Einrichtungen der Ferienanlage haben wir nur den Strand besucht, der wirklich schön ist und vor allem zu der Jahreszeit noch recht leer, da nur Boote und Gäste hierherfahren können. Den Minimarkt haben wir nur einmal besucht, da er kaum Auswahl hat und relativ teuer ist. Besser man fährt die halbe Stunde nach Capoliveri, dort ist ein gut ausgestatteter Supermarkt. Die Anfahrt zum Haus verläuft über eine Schotterstraße, die aufgrund der letzten Regengüsse im letzten Teil sehr ausgewaschen ist - man braucht zwar keinen 4x4 , aber schon ein Auto mit höherer Bodenfreiheit.

Un angolo di paradiso
Una settimana in mezzo alla natura,panorama mozzafiato,una scogliera tutta per noi,incontri con lepri,piccoli cinghiali,pernici,gabbiani e tanti meravigliosi abitanti del parco della tenuta.Un piccolo angolo di paradiso dove abbiamo trovato una vera oasi di pace.

Wunderschönes Haus an spezieller Lage
Wir haben eine Woche (Anfang Oktober) mit unseren drei Girls (6,10 und 12 Jahre) in diesem schönen Haus verbracht. Das Haus ist wunderschön gelegen, super ausgestattet und auch sehr sauber gehalten. Wir haben den direkten Zugang zum Meer genossen; für unsere drei Mädels waren die Felsen und der steile Zustieg absolut kein Problem. Die Anfahrt zum Haus auf der Naturstrasse braucht etwas Zeit und auf jeden Fall ein geländegängiges Auto. Der Erholungsfaktor in diesem Haus ist sehr gross, da man wirklich ganz für sich ist. Wir haben zahlreiche wilde Tiere gesehen und selbst die beiden "Schlechtwettertage" waren so nahe an den Gezeiten eindrücklich und erholsam. Wind und Regen merkt man in dem Haus kaum, weil es sich optimal in die Felsen kuschelt. Absolut einziger Wehrmutstropfen: wir haben dieses Haus auch wegen der Nahen "Tenuta delle Ripalte", der Ferienresidenz, gewählt um Restaurant, Sportangebot etc. mitnutzen zu können. Leider erfuhren wir erst vor Ort, dass diese ihren Betrieb schon fast eingestellt hat (Saisonschluss) und wir deshalb weder das schöne Strandrestaurant noch die Sportangebote nutzen konnten. Aber sonst: gerne fünf Sterne - nicht zuletzt wegen der freundlichen Betreuung durch Carlo und sein Stellvertreter Ruggero!

Fantastisch
Wir waren zu 8 in diesem wundervollen Haus. Wir haben jeden Augenblick dort genossen. Wir hatten Ziegen zu Besuch, konnten den perfekten Sternenhimmel betrachten und waren jeden Tag mehrmals am Haus im Meer um zu schnorcheln (was sich aufgrund der vielen Fische sehr gelohnt hat). Man kann sich glücklich schätzen, so ein Haus an so einem besonderen Ort zu besitzen. Einziger Nachteil waren die vielen Mücken. Wir würden jederzeit wieder die lange Anreise auf uns nehmen.

Einmalige Lage an den Klippen!
Zu fünft mit zwei Hunden verbrachten wir im "Haus an den Klippen" eine Woche. Wir haben viel geschnorchelt und als Nordlichter die Sonne und Wärme genossen. Ab und zu tauchen Mountainbiker auf, die eine Abkühlung suchen oder von der Wasserseite Boote mit anderen Schnorchlern, aber ansonsten hat man die Bucht ganz für sich allein. Der Einstieg ins Wasser ist nicht ganz leicht, am besten mit Sportschuhen ins Wasser gehen. Aber dann gibt es viel zu sehen und am letzten Tag haben wir auch einen Tintenfisch entdeckt. Auch die Anfahrt ist nicht ganz leicht, mit einem normalen Auto zu schaffen, aber es sind ein paar Serpentinen zu nehmen. Also unbedingt vorher einkaufen, auch etwas gegen Mücken! Sie sind zwar keine Plage, aber doch vorhanden.

Es war ein wunderschöner Aufenthalt mitten in der Natur.
Wer dem Alltag entfliehen möchte und Ruhe sucht ist hier richtig. Der Zugang zum Meer ist schwer und es wäre schön, wenn die Treppe , die auf den Bildern zu sehen war, wieder installiert werden würde. Jedoch ist dies wirklich nur eine Kleinigkeit und es ist weiter nichts auszusetzen. Es ist der richtige Ort zum Wandern, Fahrradfahren und Natur genießen.

Dear Carlo, thanks again for the great support before, during and after the trip to your house. We had a fantastic time with 4 adults and two 8 year old kids in late may. It was beautiful, we enjoyed the view, the sea, the "no internet" time and even the "no phone signal" is a trip by itself :-) The house is spacious, nothing is missing, two nice bathrooms and separate sleeping areas for the adults were perfect. Traumhafter Urlaub im Naturschutzgebiet
Wilde Ziegen, Hasen, zahlreiche Vogelarten und ein wunderschöner Ausblick aufs glasklare blaue Meer. Rosmarinbüsche, Macchia und viele andere mediterrane Pflanzen umrahmen einen wirklich besonderen Ort am südlichsten Punkt Elbas. Baden direkt unterhalb des Hauses, sonnen auf warmen Felsen. Wer Ruhe in einer traumhaften Umgebung und in einem schönen Haus (15 m über dem Meer liegend) sucht, wird hier wunderbare unvergessliche Tage verbringen. Sehr netter Kontakt mit Vermieter und seinem Verwalter vor Ort. Absolut zu empfehlen.

Naturnahe Erholung
Schönes, einfach eingerichtetes und sauberes Haus im Naturschutzgebiet,am südlichsten Punkt von Elba gelegen. Sehr ruhig, abgelegen, bietet einen fantastischen Meeresblick und ungetrübte Sicht auf den Sternenhimmel. Einkaufsmöglichkeiten im schönen Städtchen Capoliveri (ca. 20 Minuten mit dem Auto) nächster kleiner Strand in der Remaiolo-Bucht (10 Minuten Fahrt), sehr familiär, nicht überlaufen, mit Kinderbetreuung und Sportangebot (Schnorcheln, Tauchen). Sportmöglichkeiten in der nahe gelegenen Ferienanlage Tenuta delle Ripalte. Das Haus liegt am Ende einer steilen Naturstrasse, so dass ein Allradfahrzeug notwendig bzw. von grossem Vorteil ist. Sehr aufmerksame Betreuung durch den Eigentümer des Hauses.

Ein wunderschönes Haus in der Natur auf Elba
Wir besuchen Elba seit über 30 Jahren und haben mit dem Haus Elba ganz neu entdeckt. Die Lage ist einzigartig. Die Ruhe und die Natur hat uns täglich begeistert. Die Möglichkeit die Strände zu benutzen und das Einkaufen im Resort oberhalb des Hauses war einfach toll. Die Betreuung vor Ort durch "Ruggero" und "Carlo" dem Besitzer waren sehr Hilfsbereit und Herzlich. Das Haus bietet viel Platz und ist für eine grosse Familie oder mehrere Generationen perfekt.

Vacanza meravigliosa!!! Posto incantevole e casa accogliente
Abbiamo trascorso una settimana stupenda ad aprile. La casa, immersa completamente nella natura, è l'ideale per rilassarsi . È dotata di tutti i comfort e accesso diretto al mare tramite scogli con ampio spazio esterno dove poter consumare colazioni e fare ottime grigliate con vista spettacolare su Montecristo e Il Giglio. Proprietari molto cordiali e disponibili. La descrizione della casa è perfettamente corrispondente alla realtà. Ritorneremo sicuramente!!!

Abenteuerlicher Urlaub an einem abgeschiedenen Ort
Wer die Abgeschiedenheit und Nähe zur Natur liebt ist in der Villa allo Scoglio am richtigen Ort. Am südlichsten Punkt Elbas innerhalb des Resorts "Tenuta delle Ripalte" gelegen bietet dieser besondere Ort eine gute Möglichkeit richtig abzuschalten. Eingedeckt mit den wichtigsten Lebensmitteln kann man hier locker 2-3 Tage verbringen ohne einmal das Auto zu verwenden und ins nächstgelegene Dorf zu fahren. Zum Baden genügt ein kurzer Fußmarsch (1-2 Minuten) um unterhalb des Hauses entweder flach ins Meer zu steigen oder einen Kopfsprung von den höhren Klippen ins glasklare Wasser zu machen. Die anderen innherhalb des Resort gelegenen Sand- bzw. Kiesstrände können auch gut mit einem Mountain Bike erreicht werden. Von der großen Terasse aus kann man während dem Frühstück , Mittag- und Abendessen den tollen Ausblick aufs offene Meer genießen. Einzig der Bootsverkehr um die Punta dei Ripalti, der vor allen an den Wochenenden sehr rege ist und das ein oder ander Boot mit Tauchern, das in der Bucht unter dem Haus vor anker ging, trübte diese Idylle etwas. Ansonsten begegnet man hier vor allem Hasen, Ziegen, Wildschweinen und so manchem Nagetier. In der Nacht bietet der Sternehimmel dann eine beiendruckendes Schauspiel wobei vor allem die Milchstraße auf grund von fehlender Lichquellen in der näheren Umgebung besonders gut zu beobachten ist. Wir haben in der Villa allo Scoglio einen tollen Urlaub verbracht, der uns noch lange in Erinnerung bleiben wird.

Bellissima esperienza
Siamo arrivati nella casa senza sapere cosa ci aspettasse e subito ci ha assalito l'incredulità nel vedere quale fosse.. nessuno si aspettava un paesaggio simile, da togliere il fiato.. Abbiamo trovato persone gentilissime e costantemente a disposizione; il proprietario ci ha ripetutamente contattati per sapere se eravamo a nostro agio e se avevamo bisogno di qualcosa.. La villa ci è stata consegnata in perfette condizioni ed è risultata comodissima per 8 persone (3 camere matrimoniali ed un soppalco con 2 letti singoli da unire nell'evenienza). I bagni spaziosi e comodi per l'utilizzo pur essendo una casa vacanze. Comoda anche la doccia esterna. E' stato un piacere fare grigliate di pesce nel barbecue esistente. Consigliatissima sia per famiglie che per gruppi. L'unica pecca - comunque del tutto trascurabile - è la strada di accesso. La tenuta all'interno della quale è immersa la villa ci è risultata stupenda e piena di attività - cavalli, tennis, spiagge e market attrezzato a risto-bar. una descrizione breve? La pace dei sensi. Magique, stupéfiant, inoubliable !
Notre récent séjour à la "Villa Scoglio", nous a laissé un souvenir extraordinaire. Ce lieu est unique sur toute l'île et magique par son emplacement dans une zone protégée, à quelques mètres de la mer. La route d'accès à la propriété est assez spectaculaire et nécessite une certaine dose de maîtrise de la conduite hors-piste, mais vous aurez le souffle coupé par la beauté du paysage pendant le trajet et à votre arrivée devant la maison. En quelques minutes de trajet, vous aurez passé dans un autre monde, loin de la cohue habituelle du reste de l'Ile d'Elbe. En plus de vingt ans de séjour en location à travers le sude de l'Europe, nous n'étions jamais tombés sur un endroit pareil. Séjourner dans cette maison nécessite un peu d'organisation, mais vous trouverez l'essentiel à quelques minutes de voiture qui reste le moyen de déplacement le plus approprié au vu des dénivelées proposées.

Am Ende der Welt
Ein wunderbarer und aussergewöhnlicher Platz am südlichsten Punkt der Insel Elba. Ziemlich abgelegen und deshalb ideal um abzuschalten und sich vom alltäglichen Stress zu erholen. Dabei hilft auch der fehlende Mobilfunkempfang. Die Zufahrt über die Natustrasse ist relativ lang und staubig - aber es lohnt sich! In 2 Minuten ist das Meer über die abfallende Felsküste problemlos zu erreichen und das Baden ist da bei ruhigem Seegang gut möglich. Bewirtschaftetete und bewirtete Strände sind per Fussmarsch ab 30 Min. oder per Auto in 15 Min. erreichbar. In der Hauptsaison ist einzig der rege Bootsverkehr um die Punta dei Ripalti etwas störend. Das Haus ist nett eingerichtet und gut und zweckmässig ausgestattet. Alles war bei unserer Ankunft sauber und aufgeräumt.
