You will absolutely love the privacy that accompanies your stay. Each bedroom comes with its own private ensuite bathroom and is surrounded by serene forest views - perfect for large group bookings or even a Wedding!!

The beauty of our location is that you are only a 5-minute drive away from the Busselton town centre and Wonnerup Beach, even though you still feel like you are a million miles away from the stresses of the modern world.
Noise Regulations
Normal neighbourhood noise regulations apply with no loud music after 9pm. No music systems are permitted on the property and the owners reserve the right to remove and secure until departure. If you are using the pavilion, please be aware that music outside is not permitted and the pavilion is closed at 9pm when you are required to move inside. Please adhere to noise regulations to avoid fees. Complaints from neighbours and/or the police being called will result in your bond being forfeited and you will be required to vacate the property at the owners’ request. If we have to attend the lodge or contact you due to loud music, there is a $200 call out fee per contact charged to your credit card and/or bond.
Alcohol Consumption
The property is not licensed to supply alcohol however, BYO is permitted. We ask that you practice responsible consumption of wine, beer or spirits in moderation and advise that drunken, noisy or antisocial inappropriate behaviour is unacceptable and such guests are required to vacate the property upon request by the owners. The property must not be used for any unlawful purposes or drug use. Anti-social or criminal behaviour will result in immediate eviction.
Access
This property is available to registered guests only. It is not available for the use by any other persons including guest’s family or friends without the expressed permission of the owners. Unregistered guests will be asked to leave the property.
Guest Register ID Required at Check In
A list of the names of all the guests staying will be provided to the owners prior to check in as required by the City of Busselton holiday house registration and the Health Dept. requirements.
Camp Beds, Mattresses on the Floor and Unregistered Extra Guests
No camp beds, mattresses on the floor and unregistered guests are permitted on the property. Guests who do not comply with this house rule will forfeit their bond and incur a charge of $100 per night for each extra unregistered guest on the property.
Loss or Damages – Credit Card and ID Required at Check In
Guests are liable for any damage or replacements of items within the property and will be charged at retail price. This includes the pool and spa water and facilities.
The cost of which will be charged to the guests credit card and/or deducted from the security bond paid by the guest. There is a $20 handling fee for all returns to guests.
Spa and Pool
Please follow all the instructions in regard to the use of the spa and pool. Should a contractor be required due to unsafe or dirty spa and/or pool water, this will be charged to your bond. Any damage to spa and pool fittings, equipment and pumps will be charged to your bond. No glass whatsoever is permitted inside the pool and spa enclosure. Smoking
There is a strict no smoking policy for all indoor areas and on verandas. There are 24 interconnected smoke alarms which will activate all alarms if there is smoke in the lodge. A $250 fee applies to any rooms in which smoking has occurred. Smoking is permitted on the outside pavilion using the smokers tray provided.
Care of the Property
Guests are required to follow the owners written requirements provided to the guests at check in with regards to the care of the property, parking areas and housekeeping while staying at the property.
Parking
No parking is permitted on the lawn areas. This can cause damage to storm water and reticulation sprinklers and pipe which may result in the loss of the bond. Please park in the lined bays at all times.
Fire Wood
We will provide two large piles of firewood for your use. If the fire is run correctly on low and slow, this should be enough wood to last for your stay. If the wood is used excessively with the fire set to high and/or the door left open, you will need to purchase more for your use. Gas Bottles
We will provide sufficient gas for the BBQs and spa for normally consumption during your stay however leaving the spa running continually with the lid off or not turning off the BBQ and gas bottles after use will result in excessive consumption which will be deducted from your security deposit.
Rubbish and Recycling
Bin and bags are provided for the disposal of rubbish and recycling. Please ensure that all recycling being glass, plastic and aluminium is put into the recycling bins. A fee of $55 will be charged if the recycling is mixed with general rubbish and has to be sorted through.
BBQ
Please ensure that the gas bottles are turned off after use and the BBQ cleaned before departure to avoid an extra cleaning fee


Care of the spa
It is very important to follow the rules for the spa as follows:-
1. Only 3 people at any time and no children under 5 years of age
2. No food or drink to be taken inside the pool fencing, especially glass
3. Please shower before use - Do not enter if you have products on ie. Body lotion, sun lotion, etc. to avoid “water contamination”
4. If the water turns cloudy and /or grey colour, then there is "water contamination" and the water needs a special sanitizing treatment and the spa closed until it is safe to use again. A contractor may need to be called in.
5. Do not use the spa if you are ill or have any skin wounds or rashes
6. Not recommended for pregnant women or persons with high blood pressure
7. Do not place any bath salts, bubble bath, bath oils, shampoo etc. in spa.
8. Cover must be replaced when not being used to avoid cooling but more importantly, evaporation, especially overnight.
9. Both buttons must be off when not in use, especially overnight. (however the motor does run on a timer twice during the day when you will be unable to turn it off)
Damage and/or mistreatment of the spa will incur a fee that will be charged to your stay to cover any call out, treatments or damages. Fees are as follows.
1. Top up and treatment of spa $50
2. Motor burn out following being left on / evaporation / low water levels $3500 approx.
3. Gas usage when left running overnight $50
4. Call out of spa technician and/or having to empty and refill spa due to dirty water $150
Disregard for Noise Regulations will incur a fee that will be charged to your stay for any staff call outs, neighbourhood complaints and/or police call outs.

Fees are as follows;

2. If we have to attend the lodge or contact you by phone or text message due to loud music, there is also a $200 fee per attendance or contact that will be charged to your credit card and/or deducted from your bond. Anti-social or criminal behaviour will result in immediate eviction.

birthday family get away
we had a great time there was some things the dish washer didnt our bedroom no1 the water was luke which was anoying the pool cubes ends where broken off which was nice to play. We did have a great time thankyou we will come again
