Nestled in the heart of the Sussex Countryside, with unspoiled views over the South Downs National Park. Immerse yourself in a slower way of life by staying at this perfectly located flint and stone Barn. A base for hiking & biking and idyllically tucked down a quiet country road. Conveniently walking distance from a popular Royal Oak pub with a garden and good home-cooked food. Brighton is only 9 miles from the cottage with all your High Street Shops. Hickstead Showground is 5 minute's drive.
The property features a fully equipped kitchen to include a dishwasher, washing machine, Nespresso Coffee Machine, toaster, microwave, and Fridge Freezer. Good size kitchen table too. .
If you enjoy a nice cup of fresh coffee each day using the brand new Nespresso Coffee Machine, please make sure you remember to bring along some coffee capsules. You may order these directly from the Nespresso website.
Lounge - Comfortable and well-equipped living area with ample seating and a good size Log Burner for cozy nights in. A sofa bed is also provided. Additional £15 per night for use of sofa bed.
Two bedrooms - 1x Double bed accompanied with a single bed and 1x twin room with bunk beds. (Travel Cot on request)

Poynings is a small village hiding at the base of the Devils Dyke just north of Brighton and it has a population of about 280.
Poynings has a 14th century cruciform Church and if you look at the front of the porch you will see that it is made of flints so beautifully shaped that they fit together like bricks. There are also some examples of magnificent 15th Century stained glass. It is known as one of the finest village medieval churches in Sussex. The tower is 58 feet high, and accessed by probably the oldest wooden ladder in Sussex! In the Apex of the porch gable, you can just see a carved shield which isn’t mentioned in any guide books. The arms are those of the Poynings family. The brothers Thomas and Richard de Poynings built the church as it now stands in 1370. This coat of arms can also be seen on the village sign opposite the church at Cora’s corner. Cora’s (formally of Downmere) memory lingers here with the corner named after her and a walk, along which has a series of seats presented by the Emile Littler Foundation. There is also a pub, playing field, cricket pitch (which is well maintained by trained sheep), school/village hall and lots of interesting people.
South and uphill of Poynings is the Devil’s Dyke, a steep coombe, surmounted by an Iron Age fort and provides superb views of the South Downs westwards across to Chanctonbury ring and northwards over the Weald. A railway used to run here from Brighton until the late 1930s which was packed with hysterical day-trippers. A raised bank by the row of cottages below the hotel was the end of the line. If you look carefully, you can still find in the banks on either side of the Dyke, the footings of the structure which strung cable cars across the gulf around the turn of the century. A hundred yards to the east of the restaurant car park there is a slab of concrete for the funicular railway which shot down the steep slope to Poynings from 1897..
The Old School is now the village hall, and in the village center nestles Glebe Cottage, constructed from flint, with a slate roof and tiny windows.
If you are traveling by train, head to Hassocks Station and jump in a taxi. Only a short drive from the station. You can obtain a quote from Station Taxi's or Five Star. So easy to head out of the City and be in this rural location with a lovely country pup a minutes stroll away. A car would be useful if you want to take a trip into surrounding villages such as Hurstpierpoint or down by the coast with the popular city of Brighton and Hove only 9 miles away from the Barn.
- Be mindful, careful and gentle with the barn, it's old and fragile! We expect guests to clean up any spillage's and treat the barn respectfully.
- No smoking indoors please
- During the Winter months, there will be some logs for a first fire for your arrival, afterwards you can purchase more from our local supplier (details provided before your stay)
- No parties (small social gatherings and dinner parties are allowed)
- Low beams in places so please mind you head!
- Mind the step as you go between the kitchen and dining area.
A well behaved Dog is welcome and can use the ground floor only. You will need to bring your own dog bowl and anything else required for your pet please.
