Step inside our welcoming haven that comfortably accommodates up to 16 guests. With 12 total beds split between 5 uniquely designed bedrooms + a loft room, everyone will find their own corner of comfort. Plus no need to worry about bathroom queues with three well-maintained bathrooms! The master bath includes a separate tub and shower. The second and third bathrooms include showers.

*House Rules*
Please review the house rules below with your guests.

-Must sign rental agreement upon booking and upload a copy of your Legal Drivers License
-A $500 security hold that will be placed until 2 days prior to arrival and released 7 days after departure, if no damages are reported. This is handled through our 3rd party booking system, OwnerRez.
-You will get a code for the front door the day of arrival, if you signed the rental agreement, uploaded a copy of your ID and put a card on file for the security hold.
-We are dog friendly, but please ask first and be prepared to pay a $200 fee for 1 dog, and $75 for each additional dog up to 3 (please submit a request via message to request more than 1 dog during your stay).
-This is a SEPTIC SYSTEM. Flush toilet paper ONLY & do not utilize the garbage disposable for food waste.
-You will be responsible for damages to the system and your trip will be canceled without refund if we find you or your guests have flushed prohibited items.
-Respect the neighbors and keep noise down after 9 PM (note we have an sound monitor on the exterior fence line of the property that will alert us if sound is too loud past this time)
-Lock all doors and windows anytime you leave the property.
-Please leave the property in the same condition as you found it.
-Guests are responsible for any damages caused during their stay.
-Swim at your own risk.
-No smoking.
-Please no re-arranging the furniture.
-Turn off lights, air conditioning, and other appliances when not in use.
-Fireplaces are non-working. No open flames aside from the outdoor fire pit unless burn ban is in place.
-If fire pit is used, ensure fire is extinguished before returning inside.
-No parties, pets, commercial uses, or outside guests without prior approval. Please message us to request
-Children/minors on the property must be accompanied by an adult at all times.
-Kindly let us know if you break anything so we can replace for the next guests.
-Guests must comply with all local laws and regulations
-We have two exterior flood light cameras on the front porch which monitor the driveway and parking lot. There is one doorbell camera at the side door. There are no interior cameras or interior sound monitor devices for your privacy. We also have an exterior sound monitor along the property fence to ensure noise-levels are respectable to the neighbors 9 PM.
-This is Texas, so you may encounter bugs outdoors. We do our best to keep them at bay, but they are part of the natural environment.
-During the summer months, our pool cleaners visit twice a week—typically on Tuesdays between 9-10 AM and Fridays between 11 AM-1 PM. In the cooler months, the pool is serviced once a week, usually on Tuesdays between 9-10 AM. We’ll send a reminder on the day of each cleaning.
- Lawn care is scheduled every other week during the day to keep the property looking its best. We cannot send advanced notice but you are welcome to ask for one if you prefer privacy.
