You are welcome to access all areas of this single-story house this is a one-bedroom house with 1 bathroom and is nice for a family with kids sleeping on a few couch beds and a day bed and one full in the bedroom. The community areas are the yard games like volleyball the swim pool spa and the docks and kayaks and lake toys and trash container across the street. Remember do not park on the street say in your driveway please and avoid using or intruding on other guests if they are using that area just wait, they won't use the area for that long before you can use it next. This is on a cul-de-sac, and we own the lot across the street to park your vehicles.
We have a guest check in person that and if not available will get your code for you by text and check on you if needed, your first 4 guests are covered in the clean prep fee in in billing at approx. $20 per person.
We have an open-door policy.
This means you can add guests up to and including after your arrival.
The fees for your guests will be calculated after you decide your done adding or inviting guests and giving us your final total.
Extra guests are $25 per night and a 1 time prep clean and linen fee $20 per person less what you already pay in your original requested fee.
This can be deducted or will be taken from your deposit if not paid along with any damages or not cleaned or missing items.
We prefer to clear this up before your arrival if your open-door guests' numbers are certain, however we can wait until 24 hours before check-out if you prefer and need time to get your open-door numbers finalized.
This is much like a fridge in a hotel with fresh beverages as you consume them you will have to eventually pay at check out.

Notice ...Our house rules -Policies are stated her as our refund policy does change throughout the year specifically in peak season due to platform inability to change. No smoking, fireworks or events. The rental agreement must be signed within three days of your booking approval or if not signed it is constituted to have been accepted when charge/ payment has been processed or received, and a copy of your ID must be sent to us before check in. Failure to do so may result in the cancellation of your reservation without a refund. Transfers (to another week in the same unit or to another unit) are commonly treated the same as a cancellation, unless we agree to move you to another location and another date which may have a rate increase if in other peak seasons or different date ranges and agreed increase of rental rate can be determined. The initial rental deposit and rate change will not be refunded, and dates rented. The size of the guest sleeping capacity would try to match but not guaranteed. The property may or may not be in the same area and may or may not have same amenities. The dates may be exactly the same or different from original dates pending availability. Please note the house rules: an additional guest rate of $25 per person, per night, with a one-time preparation and cleaning fee of $20 per person. Deduct any amount already billed to determine the accurate rate once the final count of guests staying and those visiting past 9pm, who are considered overnight guests, is confirmed. This can be adjusted due to our open-door policy, ensuring we have the most accurate guest numbers possible. The platform does not provide these figures to us. Typically, we add $20 per person or a set amount upfront for a base preparation fee, but as we do not yet know your final guest count, we can finalize the number of guests upon arrival or shortly before. A damage deposit is required for all properties before arrival unless waived by the owner. Property access is granted once the damage deposit and any remaining balances are settled. The deposit amount depends on the property and group size, averaging between $20-$25 per person, with a minimum of $100 and a maximum of $2500. Payments can be processed through Cash App or directly on this platform. The deposit is refunded within 14 to 21 days after checkout, provided that your review has been submitted. Upon arrival at the property, you are required to complete our arrival review sheet. You can find a link in the group check-in text, or a hard copy will be available on-site. If not completed within two hours of arrival, any waived fees will be reinstated on your bill, or a minimum fee of $100 will be charged. The swimming pool spa is designated for use exclusively by your group in two--hour intervals or as long as no one in the house next to you is waiting and we only have 2 houses per spa that can use each spa, as per the schedule outlined in the calendar following the manufacturer's recommendations. When the cover is open or the privacy nets are drawn, it indicates that the spa is currently in use by a group, either from your party or from the neighboring house. The shared areas include kayaks, canoes, rowboats, a swim beach, three docks, volleyball and basketball courts, trash disposal, and a free wood pile located by the dumpster. Please ensure that outdoor umbrellas are closed when not in use; a $50 fine will be imposed for any damage incurred. Fireworks are strictly prohibited without exception. Non-compliance will result in neighbors contacting law enforcement, and you will be required to vacate without a refund. Propane tanks cost \$30.00 each, plus a \$40.00 deposit.. For check-in and check-out procedures, we will coordinate via group messaging with the caretaker prior to your arrival and may approve an early check-in or check-out upon review. Please ensure all communications are conducted through the group check-in text. Cancellation typically in peak season fees loss of full deposit however if we can re rent a 15% -20% reopen fee can be applied after its re rented and then refund will be issued only if re-rented, if not re-rented and when balance is due you need to decide stay and pay or cancel or you can purchase Insurance for incidental insurance or emergency cancel on 3rd party sites Travel Guard or Travel insurance to name a few and can cost from 3% to 20% pending the dates or locations and our hostaway booking is available to save money on your booking options for no cancellation discounts.
