PROPANE for grill/firepit: guest understands this is not a guaranteed amenity. If propane is out we will do our best to arrange for refill when our schedule permits OR if guest refills it we will reimburse for cost so long as the tank is still full upon departure. Guest responsible for drained propane tank if left on irresponsibly.

PESTS - The house is regularly treated with non-toxic pest repellent. Still, bugs are a part of life here in the southwest. While we make every effort to keep it spotless for guests, we cannot completely control nature and therefore you may see the occasional bug. Please be aware of this and make sure you're ok with the possibility before booking.

Parking: drive way, street, garage. We are not responsible for tickets issued, cars towed/booted or any damage to guest’s vehicles while at the parking lot whether from casualty or negligent or intentional wrongful acts of other guests or third parties. Guest waives any and all claims, damages, and/or causes of action for personal injury or property damage against us (the host) and the parking company for use of the parking lot. We are not responsible for any articles left in vehicles.

Communication Issues
Pros: The home was nicely updated and the location was convenient and great for kids. Amenities in the home were just what we needed and expected from the pictures. The main room has a very soft and comfortable bed. Cons: The fan in the main room was so dirty it rained down fuzz when turned on. When we arrived we could not access the property and contacting the host was not easy. This was not ideal after a 7 hour drive with kids. The TV was also not set up, but the host helped us get that straightened out. The rules were given prior to arrival, again 24 hours before arrival, in a notebook on the property, posted around the property, and reiterated before check out. Seemed like a bit much.
