Surprisingly good!!
The front desk was so friendly! The shower is a little small for tall people and Lordy does the bed make noise! It was very clean and as a frequent traveler to the area, I will be staying again. The price is good and the breakfast is pretty good as well. Very convenient! If you are looking for friendly, budget friendly, and close to everything-you have found your place!

The property is in downtown. Rooms werr quite spacious. There was no ventilation system in the bathroom, that was the only issue we found in the rooms.

Great front desk service. Room was as expected (read all reviews), smelled and looked clean as soon as we walked in. Free breakfast was good, tasted homemade. The other reviews mention this as well so we knew what to expect, place is old and not updated but was perfect for us. Emma’s Authentic food from the southwest dinner (nearby) was delicious.

Clean, older property
For an older property, it was very clean (floors, bedding) so long as you didn't look for dust on trim. Moderately comfortable beds with all the basics. The diner breakfast was mediocre but sufficient - potatoes were good; omelet was without cheese. Kid liked the pancake & bacon.

I paid a fifty dollar damage fee that I still haven’t had refunded. I slept, took a shower which was dirty, didn’t eat the free breakfast. Definitely no reason to not be refunded a damage deposit

For an older property with doors that have actual keys to unlock them, it was clean and offered a nice hot breakfast at the little cafe next door!!! The lady at the front desk checking us in was super nice and very thorough!! If we're ever in Alamoa we will book there again for the price and service.

Third time staying at The Dunes, it's our go-to spot in Alamosa. Rooms are clean, very convenient location, good free breakfast voucher included. Rooms are always clean, great little motel!

Our room felt very cozy. There was brick on 2 of the walls, wood on the ceiling with wood beams. There was breakfast provided in a cafe next door. The food was delicious. The person checking me in was very courteous. There wasn't anything i disliked.

The staff was super friendly, they texted us to make sure we were still coming in since we were arriving on the later side of check in times. Room was clean. Beds were comfortable. Wifi was a bit spotty but understandable for the location. There are lots of parking available and the room was a great value. Breakfast is next door and you get a good selection of options to choose from. Only complaint was we could hear our neighbours who had their TV all night and day but that is not the motel’s fault. Location is also close to Great Sand Dunes National Park.
